In those 2 areas he wants Carlsbad/Encinitas at 600-700k he will be buying a damn mobile home. Trust me on that. I know this area very well and have been looking for an investment property in the 1 million range since the beginning of last year.

Yeah there’s plenty of places in SD you could buy for 600-700k. I was specifically mentioning those 2 areas are out of reach with that budget. Last year before the pandemic hit, you’d get something like a 1200sqft 3 bedroom/2.5 baths townhouse in that price range in those area but not anymore.
I would be looking at condos as wellI just moved here in North Park. Honestly, you can can get something decent for 600-700 but if it isn’t a strictly money play, I would keep my money. The houses here are ass unless you got major bread and even then you will likely have no land
I’m looking at the condos downtown. Seems alot more reasonable price wise with room to grow.
