See this is why I would like to start from the bottom with a chick in getting a house. That way you both work together in getting the house. If I was dude and was serious with her I wouldn't charge her shyt and make her stack her money and tell her that money is going to another house. That way she and you have a an investment that is secured. If anything I'd use the house that's paid of as a rental property. Plus if she's contributing and shyt goes south she's entitled to half his shyt of something on something he paid down on himself.

Gf trippin off of a measly $800 when she will be saving $1200 off of rent alone versus paying 2K for an apartment she doesn’t own plus utilities, food and other living expenses.

There is NO such thing as a homeowner being tacky for controlling property he or she owns. If the homeowner can’t live there for free(still has to pay property taxes which is subject to an increase), insurance and utilities, then whonever he ALLOWS to live on HIS property should not be allowed to live for free either.
Lastly, the couple isn’t even married, so that’s that!
