damn thanks for the good advice, this makes sense. How much property do you currently own btw?
Right now 3 rentals and just bought a foreclosed home we're going to flip.

Be patient. There will always be opportunities out there, you just have to be in a position to take advantage of them.

Low credit to debt ratio
Manageable or no car note
Nice personal savings.

Also there is nothing wrong with finding a partner. You would need to start an LLC before hands and get a lawyer to write up a contract.

For those of you with mortgages over 500k did you put down 20%?

Ours was between $400-500k and we put down 20%. We also rented into our mid-30s and paid off student loans first in addition to saving everything we could. If you can't afford it, wait until you can or don't do it. The expenses with homes don't stop with the mortgage and making that larger by putting less down will hurt you in the end.

Has anyone ever bought a house through rent-to-own/rental purchase? I don't plan to buy a house for another 5 years, just looking at all the options.

Keeping my overhead low, and my understand high
Went to go plant some grass seeds and saw mad grubs in the soil when I dug it up. No wonder my lawn went from lush as hell to Kevin Durant hair patches in 2 years.

Just dropped 1000 bucks on a new filter/drier and 19lbs of R22 refrigerant cause the old drier rusted out:francis:
Strangely I was not upset at the purchase; I felt it as a rite of passage in my place :ehh:
I love owning a home (so far). When you walk into your home and are able to affirm to yourself that THIS shyt IS MINE...:blessed:

Some professional tree cutters wanted 3500.
Found an illegal Brazilian who is going cut all 3 down for $800.:whew:
If that brazilian is in Atlanta, send him my way.

I have at least 2 i wanna cut. Could be 4. Last quote i had was $800 each. Worst quote i got was $2000 each. Funny thing is the $800 quot was a legit company and the $2000 one was some random dude i saw cutting trees at a house down the street

Last week was tax free weekend on supplies you may need during an emergency. I went ahead and bought a generator. Hate to pay as much as I did but :francis:

Hurricane season is approaching and I wont be caught out here looking crazy.
