I can't do the lawn maintenance no more, I need my weekends back. fukk that shyt
weekends? i mow weeknights if i'm in town. i'm rarely gone more than 5 days for work so i don't go like 2 weeks without cutting. my shyt is battery so it's quiet; no complaints from my neighbors who wouldn't tolerate (read: call the police) a gas mower running at night or early morning. i can't be having some riding mower dude do a couple spins on my lawn spreading all the weeds he collected that day. when the batteries for my system needs replacing in another 5 years maybe i'll buy a robot mower and let it do all the cutting.

We're about to see another bubble here in the next few years... the lenders I work with are relaxing their underwriting guidelines and are opening up programs to make it easier for people to get financed... which is typically a good thing, except they're doing "bank statement" loans (borrowers don't need to submit their W-2's, just bank statements showing income being deposited into their accounts) and even worse, "stated income" loans... which is basically you just writing down how much you make lol. I see these gaining traction over the next year or so, so it could be a good time to get your property ready for sale, as there will be more buyers on the market likely by next Summer

2 years in on a 15 yr mortgage on a $500K house.

Might be time to start looking at rental properties.

Lawn maintenance gonna cost me about $2K for the season (lot of grass)
Just got deck power washed and painted for $2300 (huge deck)
Next project is to add a full bath in walk out basement.

Love my house buts it's a fukkin money pit. Buy a house brehs

Any good tips for property ownership, almost done paying off tuition and looking to save money and look into buying some property and let the value appreciate and sell or later. I know its a billion times harder than it sounds, but anyone done something similar? Noob question

Got all my appliances done over in stainless steel. Makes the kitchen look :shaq:


Gotta get a hole in my siding patched. Gotdamn birds got behind it and are having babies and shyt!

If birds are in there, everything else can get in there. You don't want termite problems.

Start small and cheap

Look for something that only needs small repairs or cosmetic work.

You can negotiate the price down so you can afford the repairs if they are needed.

Also listen to your first mind. Don't get too wrapped up in what other people think, you re gonna be the one paying for and living in it.

Thoughts on renting it out? Also how much on average would your salary have to be to be able to maintain different costs/fees/etc?

It depends.

You need to research what rent for your size property is going for in your area.

Are you going to do repairs?
If not deduct 10% from profit.

If you want to do it right. The money you make off the rental should be saved in a separate account. Don't pay yourself pay your rental business.

You give yourself a cushion in case of repairs, but you're also using that money to help purchase your next property.

I need to have a ceiling fan replaced in my living room. I hate having to call to request a quote or whatever from businesses online. They take forever and are expensive as hell :what:

I look on Craigslist and they list the price straight no chaser, alot cheaper, but these seem to be independent contractors :patrice: im just concerned if its legit. Lotta scammers and deviants on Craigslist :patrice:

Whenever the job is done, I'll be home alone. I dont want to be kidnapped under the guise of having a ceiling fan installed. :damn:
