Any prospective buyers discouraged at the current market? I've been watching the local market for about 5 years. It seems inventory has gotten really low and prices are going up fast. The inventory Im having to sift through is definitely not at the quality I expected. I know some brehs that bought at the bottom of the market during the recession who got straight STEALS! :salute:Salute to the brehs and brehettes that were able to capitalize off the 2008-2013 prices.

you get a pass with new sod because you're suppose to water twice a day for the first month to help it establish real good. i set my irrigation timer to 5am and 7pm back then too. so don't sweat it with new sod. when it's established, don't do that shyt though.

I'm discouraged by the whole thing process to be honest. I feel it would have been more rewarding if I purchased "traditionally", like with a man and the whole family thing rather than solo. It's overwhelming by yourself and it can be a constant reminder about being alone. If I had to do it all over again, I wouldn't.

How much yall paying for home insurance?
I know it vary's due to flood zones, size, location etc
but I think i'm getting ripped off. I'm paying $1400 a year for a 1600 sq ft crib that ain't in a flood zone
I just logged on to see my policy cause i gotta renew tomorrow and these nikkas don't even have any edit buttons on the site. i basically have to call them to modify anything
they talking about they sent a bill to my mortgage company, FOH, i didn't authorize this shyt. got me mad now
muhfukkers got my replacement cost at 50k+ MORE than my crib even worth, $1000 deductible and all kind of nutty shyt to get the premium up (i heard you should set your deductible to 10k if you got the bread)
I gotta call these nikkas tomorrow at 8am and see what the deal is. i wonder what happens if i go 1 day without insurance .....

I feel you but on the bright side, when you do find your lucky guy, hopefully he'll already be a homeowner too...ie 2 properties between yall with one you can sell or rent out.

If you have a mortgage, taxes and insurance are paid through your escrow account, which your mortgage holder keeps. You are allowed to switch insurance companies though, just make sure to inform your mortgage company.

Oh and I pay $787 a year. I also have car insurance with the company so that impacts the rate.

no family to help you out? one of my female cousins leaned on me big time on a fixer upper she bought.
