I got this fix n flip under contract brehs/brehettes, it's roughly 1700 sq ft, brick home, north burbs in the Chi, thinking about making it a 2 story, but it's gonna cost me to do it. My main issue is that I want the property to sell fast because it won't cashflow to my standards if I rent it out. So basically, I could do a cheap job and try to get $200-240K, or I could do it up and try to get $320-350. My main concern is that home ownership is not that important enough to make people want to live is a mediocre home for 30 years, especially new buyers. It would be nice to have some input as to which route is optimal, thanks in advance

water it in the morning and evening for the first month. don't cut or fertilize for the first month.
I dont even know honestly lol its super dark green now and looks amazing...It finally allatched to the top soil I laid down....My neighbors or like :ohhh: Im mad competitive.... Im trying to have the best house on the block :win:

that's what i have. breh it's a great looking grass, but shyt is about to get real now to maintain that look. two things to look out for:

1) insects: chinch bugs, grubs, sod webworms, etc. they eat the roots, look them bytches up. and not only do they cause damage to the grass, their very existence invites moles to come burrowing around for food. have your lawn looking like little bombs went off all over the place.

2) fungus, brown patch in particular. when the rainy season starts you're going to be so happy that your thirsty grass is getting fed and you can save some money and skip watering days, but then when the 3rd straight day of rain hits you're gonna be like :lupe: and if it rains that whole week you're gonna be :mjcry: because that nice wet lush green grass has the fungus spores feeling :blessed:. also don't turn on your irrigation system at night for this reason as well, you want to do it in the early morning so that it can stay wet just long enough before getting dried out by the sun. when i see my neighbors turning on their sprinklers at 9pm, i say they gone learn. if the grass stays wet for too long the fungus come out and play. i use a product called Propiconazole 14.3 (under different brand names) after i spot early damage if i'm caught slipping. when the weather report is forecasting a lot of rain i hook up the hose end sprayer and spray it all after the first day of rain. then the next rain (usually within hours) soaks the product in and spreads it in the soil. that usually protects me for a bit.

you get a pass with new sod because you're suppose to water twice a day for the first month to help it establish real good. i set my irrigation timer to 5am and 7pm back then too. so don't sweat it with new sod. when it's established, don't do that shyt though.
