no family to help you out? one of my female cousins leaned on me big time on a fixer upper she bought.
I mean, I have some friends but not really any "free labor", like I would if I had a male living in the house if that makes sense. I do have a homegirl that volunteered to help me lay a laminate floor in my basement though so I'm going to take her up on that.

How much yall paying for home insurance?
I know it vary's due to flood zones, size, location etc
but I think i'm getting ripped off. I'm paying $1400 a year for a 1600 sq ft crib that ain't in a flood zone
I just logged on to see my policy cause i gotta renew tomorrow and these nikkas don't even have any edit buttons on the site. i basically have to call them to modify anything
they talking about they sent a bill to my mortgage company, FOH, i didn't authorize this shyt. got me mad now
muhfukkers got my replacement cost at 50k+ MORE than my crib even worth, $1000 deductible and all kind of nutty shyt to get the premium up (i heard you should set your deductible to 10k if you got the bread)
I gotta call these nikkas tomorrow at 8am and see what the deal is. i wonder what happens if i go 1 day without insurance .....
for the rates part of your question: what state are you in? how old is your roof?

as for them sending the bill to your mortgage company. that's normal. the escrow portion of your mortgage payment is to cover bills from the insurance company, property taxes and pmi. none of them bill you directly, the bank pays them.

yeah i know what you're saying. my cousin got a shyt load of free labor from me, but she was lucky that i just like to do DIY shyt and if i haven't done it before i like to learn new things and it's a good experience. we tiled the entire house, redid bathrooms with shower enclosures and shyt. some of this stuff is surprisingly easy.

basements are rare down here in florida and i don't know anyone with one. they have these walk out basements where the house is on a hill and the front looks like a 2 story house and when you're in the back yard it looks like a 3 story house. where you are moisture in the basement isn't a problem? you don't want a wood look tile instead?

I'm discouraged by the whole thing process to be honest. I feel it would have been more rewarding if I purchased "traditionally", like with a man and the whole family thing rather than solo. It's overwhelming by yourself and it can be a constant reminder about being alone. If I had to do it all over again, I wouldn't.

Cost is a huge factor. It's either carpet or laminate as those are the two cheapest options. I'm not too worried about the basement and moisture because it's weathered some pretty bad storms *knock on wood* and no issues with flooding. The previous owners glued this thin layer of carpet onto the concrete floor so I need something that can lay over that as well. It's a dingy red, nasty looking mess and I'm sick of looking at it.

Anyone automated their home yet with Alexa? Tryna set it up now and need ideas
I've got my Alexa and also can access Alexa on my FireTV. I've got the SmartThings hub that connect my motion, temperature, floor and door sensors. I've also got Osram light hub for the smart bubs, some indoor and out. Also Harmony Hub to control my entertainment system. Finally, I have BlinkForHome for my indoor cameras and Ecobee3 for Thermosthat. Everything I've listed operates off timers, sensors or time of day. If leave the house, it knows to turn everything off. They all can be controlled from my phone or Alexa. Right now, adding more stuff has taken a backseat but I'd like to add a smart door lock next :banderas:

Before I purchased anything I went to SmartThings. to research everything that was compatible. I then checked out their forums. There are things officially supported and things unofficially supported (by smart apps created by developers)

Multiple ways of setting things up but everything I buy is synced with SmartThings first and then I have Alexa talk to all the devices through SmartThings. Ofcourse I can have Alexa talk to each device directly if I wanted though.

I'm in PA and naw I pay my home insurance directly, one time payment. I called them today and got $300 off, not bad. next year i'ma shop around, i think i can get it to like $800 if i increase my deductible to $10k

we are closing on our first home this Friday. can't wait, no more wasting money on apartments year after year

our mortgage will be less than what I was paying in rent every month

That's what's up....By this time next year I plan on moving into my first house...My gf and I...We will be married by next summer
