i put in a bunch of cameras, inside and out. i have them available on my phone at all times, and they're recorded on a constant basis. the storage is in my basement and holds up to 2 weeks of back footage at a time. i also have my alarm and thermostats connected through alarm.com , which i can control from my phone too.

most people don't have 20% of a home saved up in cash money. FHA loans require 3.5%. I had saved the 20% when I bought this house, but I didn't wanna come off so much cash at closing. I was able to get a conventional loan with only 5% down.

especially when I was paying most of the closing cost.

you can always get a 30 year fixed mortgage, and later on refinance it to a 15 year if you like.
or get a 30 and pay additional principal. you never know what life will throw at you. if times get tough you stop paying the additional principal and no one is coming for you.

lowe's doesn't seem to have that $1k GE hybrid heat pump water heater anymore that i have, but home depot is carrying one from rheem for that price.

check your local utility for rebates on heat pump water heaters. 3-4 years ago when i got mine my utility had a $650 rebate (now it's $500) and the listed energyguide annual cost for my old water was $500 and my GE is listed at $195* in hybrid mode (but with florida weather i've only used heat pump mode so my costs are way less than that). and i installed mine myself so i saved on installation costs. so combined with the utility rebate, selling my old one on craigslist and the at least $30 savings each month, it paid for itself within 8 months.

this one one from rheem has a energyguide sticker that says $151 so the tech seems to have gotten even more efficient from when i got mine.

*my electricity rates are cheaper than what's listed on the energyguide sticker, but my previous and current water heater used the same rates so it's an apples for apples comparison.

I had this stuff installed about 2.5 years ago and honestly even going thru all the paperwork and contracts/agreements I had w my AV/home security guy I can't find the brands/models of the cameras/recording equip etc. sorry breh. The app itself is called "BroView" but I think there are a bunch of very similar platforms that function the same. The cameras themselves are all very small and discreet and get good views even at night. I also have since added the ring doorbell and incorporated that to get an even better front door view.

Get you a drill. .. even if you aren't handy, I guarantee you, you'll likely need it. Even a starter tool kit would be a cherry on top.

going through the threat backwards and this is one of the truest post so far. i'm just doing some simple upgrades like new cabinets and replacing hinges and braces on stuff and i need a drill for everything:francis: seems like a useful investment tho especially to do things on our own.

Check with your city breh, some places dont allow all that solar shyt for whatever reason. My neighbor was telling me he tried to add a wind turbine but the city blocked him :gucci:
shyt i'd be pissed if my neighbor came through with a turbine in his yard. :gucci: this is an example of one that home depot sells for $2500

my city is good with solar panels and these new solar glass tiles look just like shingles so even places that are against those ugly solar panels on roofs won't be against these.
