You can really sink a lot of money into a house if you OD on shyt.

I need to read through this thread. I've been wanting to find a home to fix up and live in and I want to make a serious push to do so in 2017. I live in the Atlanta area and real estate is relatively cheaper here than in most parts of the country.

My homie caught a lick in the A in 2012. He paid 50k for a foreclosure that was move in ready, it's worth almost twice that now. :whew:

I just started going through this thread in April and it guided me to buying my house this month.

I'll say first pay down your credit cards as much as possible, make sure your score is in the mid to high 600s at mininum for a better rate, don't make any big changes to your credit during the process, have a decent amount of cash saved up, search for grants for first time homebuyers, apply for an fha loan if you want to lower your down payment, don't go for the huge house that will eat up your income if you can't afford it, always pay for the home inspection I can't believe theres some people who don't, get the seller to pay some of the closing costs and also get them to put a home warranty in the contract. I used QuickenLoans they were thoro as hell throughout the entire process. Make sure your paperwork as far as w2s, tax returns and bank statements are legit. Drop your real estate agent if they aren't grinding to find you something and get it done. My homies agent was bullshytting and it took months to close, my lady was going hard and we closed in a month.

Also make sure your lender is grinding and knows what he/she is doing.

That's what I've been doing breh, knocking it out little by little. Plus I've been doing some of the smaller shyt myself. Lately I've been just mad lazy and not wanting to do shyt :flabbynsick:

How was yall's home purchase price? How much y'all put down? What rate y'all got on the mortgage? What them mortgage payments looking like and for how long?

Plan ahead just in case your mortgage payment goes up because your taxes and insurance goes up. If you can't afford for your payment to go up several hundreds of dollars then you can't afford the house.
