First Cicada cut of the season. I'm over these creepy ass bugs already. One dropped in my foot and I nearly died, but otherwise I managed. The goal is to keep the grass green this year.

Was just watching a story about the price of housing materials going up and I wanted to at least start renovation in September. I hope it won’t be too much impact cost wise, plus Fall is an “off” season from what I’ve seen so maybe it will offset some.

I wanna use some of the cash i took out to make an addition to my house. I have a 10 by 12 space that's a back patio that's on the same foundation. I wanna enclose and cover it and make it part of the house and then build a wooden deck instead. However someone brought something to my attention. I wanted to hire an architect to design the whole thing and hire contractors to do the work but :

Someone brought it to my attention that if i make an addition i will LOSE MY CURRENT HOMESTEAD EXEMPTION RATE as the county will reevaluate the value of the house and set a new tax rate.

Any of you ever done something like this (addition) to your home.:jbhmm:

I just closed on my refi today. I wanted to take money out to build a rooftop deck but them lumber/material costs alone would've ate up the difference.:francis:

And standing on my roof I got a bangin' view of DC too.:francis:

At least my new mortgage payments are stupid low for the DC area.:blessed:

So you’re saying contractors aren’t as busy during that time so have more availability and therefore better prices?

Cash out refi? If so, what was the process?
I did the following:
  1. I went to lendingtree.com, quickenloans.com, and rocketmortgage.com and applied for refinancing loans there.
  2. The application will ask how much your house is worth, how much you owe on it, and how much cash you wanna take out.
  3. Those sites send your loan application to different mortgage brokers. Each one of them (brokers) called me and gave me their offer estimates of my closing cost and interest rate based on the information that I gave them in my application and how much cash I wanted to take out.
  4. I compared all the various offers and picked the best one and then I contacted a friend of mine who does mortgages and asked her if she could beat those offers.

It’s the same process I use when financing a car. Get multiple banks to fight over your business and you’ll always win as a customer.

Got my interest rate down to under 2.37% on a 30 year loan so the payments are low and I took $40K cash-out. Mind you it increased the loan amount but I had so much equity in the house (doubled in 5 years) . I can always pay extra to speed Up pay off by making a couple of extra payments per year. Which should be easy because my mortgage payment is less than 1/2 of my by-weekly paycheck.

This Cali landscape is something else. In my neighborhood the houses are pathetic but the properties start at like 500k for basically half a house since a normal sized crib is usually split. You also get about 3-4 front door mat’s worth of yard space to share. I’ve seen multiple million dollar spots with basically no land.

I might say fukk it and just rent a condo or buy if I can.

Set the yard up for my kids just to keep them busy while i tore down and rebuilt whole interior (share more pics later)

This play section is like 1/3 of my total yard space the rest is blank I only plan to add a garden and outside kitchen so some of the space will be built out but i need my yard back green like mt weed help me bruh

Is the sun just baking the shyt?

Do I need sprinklers? Do i need to " seed it"

Crib copped, spent a lil more than we were supposed to but the house is huge so :yeshrug:

Started the packing process, quite disgusted with the amount of clothes I have :francis:
I got a long way to go before I get here. I’m not even worried about clothes. We been in this house so long we have accumulated so much junk. We got a big booty tv from way back when and no one can lift it. My husband and a friend had to take it down there and they struggled. I’m stressed trying to figure out how to get it out the basement and where to dump it. I plan to start packing about 2 months from closing.

Thanks ill grab this tomorrow, this weekend i grabbed a tripod sprinkler and let it water each section for about 20 mins. It already looks better, also saw the news say we got like 11 less inches of rain compared to this time last year. Hopefully I can bring it all the way back.

For a yard your size/type if you can get at homedepot, lowes or menards if you have one get a hold of a couple of these

Gilmour 819603-1001 Pattern Master Impulse Sprinkler

super customizable as far as spray pattern, distance etc

you should water 1.5 inches a week, use whatever local weather app/site you have and just increase/decrease that amount based on your weekly local rainfall.
