Be patient! Sometimes it's like that. I know people who've had their closings postponed a couple times. It will be worth it when it's done.

All y’all trying to close hang in there. My closing was delayed through the weekend. Finally closed the following Monday. But best believe that last week I was so on edge I was cussing out every damn body with not a care to give. My mortgage processor with his black ass came very close to me talking about his T Jones. That’s how mad I was.

I’m excited to put my stamp on the yard.

Finally closed. I’m a yard novice and the prev owners left the yard so F’d up I’m going to need to use experienced lawn service for at least a year to get it back on track. There were weeds galore. Hedges damn near tall as the house. Bald spots and don’t even get me started on the flower beds. After a year and maybe some sod and extreme TLC I think I may be able to take it from there. And I need to get the larger trees trimmed. I hate to come off the hefty money but I think it will be an investment and help in the long run.

Hire True Green for a year, and then spend that year doin your own research and how to take care of the yard. I suggest you hire them for the full service (over seeding and aerating) also dont expect too much of them they'll do a good job (an excellent one at getting your yard weed free) after that you can easily it pick it up. This is a before and after of a section of my front yard about 3 years apart



I still have a bit to do as far as getting the lawn slightly thicker in the place i killed off weeds, but it tons of work and $$ spend until i found a program that worked for my yard

I almost went with Tru Green but decided on a smaller company that had excellent reviews and 27 years of service. But yup I thought about a year of them getting it back healthy should be good. And then I’ll take it over.

If your home doesn't have a warranty or is older.. American Home Shield breh.
I find that home warranties aren't worth it unless you have these super expensive appliances in your home. Like my house is older (built in 1966) and what do home warranties cover?

Kitchen Appliances
AC systems (not always)
And a few things here and there

You have like a $150 deductible and paying (let's say) $800 to $900 per year.

Say your kitchen appliances all stop working you can probably buy all of them new (fridge, washer, microwave) for $2,000 if you don't go for the most expensive stuff . My washer and dryer combo cost me $1,400 brand new.

And you know they ain't replacing them right off the bat. They'll send repair people to try and fix it first. Even if they were trying repalce them all with new ones. Like I been like in this house 6 years and would have paid $4,800 (6 *$800) over that time span. I'd it really worth it?

I had one of my boys, and my dad help me do a patio in my yard with pavers. Every morning I come out here, and the ants have MULTIPLE homes set up like this is their god damn new development. Then I come back later when I water the garden, and they have made MORE homes!

Any of you took advantage of the lower rates to refinance?

I was able to refinance and take out over $40K out AND STILL lower my mortgage payments in the process.. While still having about $100K of equity left.:win:

I wanna use some of the cash i took out to make an addition to my house. I have a 10 by 12 space that's a back patio that's on the same foundation. I wanna enclose and cover it and make it part of the house and then build a wooden deck instead. However someone brought something to my attention. I wanted to hire an architect to design the whole thing and hire contractors to do the work but :

Someone brought it to my attention that if i make an addition i will LOSE MY CURRENT HOMESTEAD EXEMPTION RATE as the county will reevaluate the value of the house and set a new tax rate.

Any of you ever done something like this (addition) to your home.:jbhmm:
