@The M.I.C. thanks for that tip about all perils insurance. I'm shopping around for insurance and the broker was like wow...good question, when I asked him to explain it to me. Luckily his brokerage only writes all perils policies

Glad I was able to help..A lot of insurance agents are primarily geared towards getting the sale instead of making sure the policy is appropriate for the insured. Named perils policies tend to be cheaper but restrictive and the language in regards to what's covered and what isn't can be easily misinterpreted making for awkward situations when you need to put in for a claim.

Also this..be sure to go over your policy in regards to water backup coverages. Not all water damage is treated the same by a standard policy..sewer lines that go OUT from your property and are owned by the city are not covered so sewer line/plumbing issues aren’t covered unless you get a specific endorsement (sewer backup). Flooding from surface water (storm surges) isn’t typically covered by a standard policy, you’ll need a flood policy..a lot of people in Texas have been going to war with insurance companies on those two lines of not having sewer backup coverage or flood insurance over the past couple years.

yeah I'll keep the sewer backup coverage in mind and ask for a quote for the flood insurance.

We are looking to purchase on a hill and there is a stream that feeds into a manmade lake behind us, but with the walkout basement, it seems to be best to have it and not need it then to need it and not have it.

:wow: ever since i got my grass right i get so many compliments on the crib , i was working on shade garden on the side of the house and heard some lady talkin as she walked by saying how nice our yard is

Im thinking about selling brehs. The allure of a nice fat check to go towards our next home when the market cools off is kinda hard to ignore.
Gonna put out some feelers and see where it goes
