Most contractors charge time and materials +20% and do shyt work. Just invest in the tools and do it learn to do it yourself.

Ill share some more in a sec trust me im going TF in this is my forever home and the previous owner just had no pride in his shyt

So far ive done a lot just had to pay for a shower door and some copper pipe to be moved around because the original owner had inverted hot/cold in the shower

I should have taken way more before pics because it was in bad shape

I'm hoping to buy a house next year when my lease is up but damn I hope this pandemic loosens up before then.

Inventory is already low in my area, houses are overpriced, and New Yorkers coming in and buying 50k over list price in cash and waiving inspections. :francis:

They talking about Michigan will give me a 0% interest loan of $10k as assistance to buy a home. The loan has no payments and is due back upon refinance of selling of the home. Limit is $224K which here is a good middle class home probably 1600 Sq ft with a basement.

I'm thinking about doing it.

:lupe: am thinkin i just got scammed on a home repair

needed some work done on my front porch, called up two contractors who had good reviews on Google, one of them called me back, said he was a dude who worked for the first contractor but did his own thing and was in charge of the work in my part of town. Guy came out, spoke legit as far as the work that needed to be done took some measurements and said he would email me a quote , and if i agreed work would start in about a week or so, all pretty standard up to then.

Two days later as promised sent me a quote through my email using Square , I agreed to the quote then I got an invoice from square asking for half down on the job (which he told me would happen ) and the other half would be paid once the job was done. I sent the deposit and then go to thinking. When dude called me his phone # was different than contractor i googled, ok no biggie, go back on google, go to the contractors site, he is not listed on there. Go through the reviews no mention of his name. Google the name of his company which came up when he called, only has 2 reviews on google, both recent, both positive. Google his name, it checks out as far as where he says he is from but he does not have his own website for his company. Nothing on FB either.

I text dude next day to make sure deposit went through , dude said yup, thanked me etc said he will be in touch in a few days.

I'm hesitant to take it up now. The interest rate is 3.875 on it. Normal interest rate is 3.125. Looks like an $80 difference in monthly payment which isn't killer but over 360 months that's $28K for an alleged 0% loan that has to be paid back.
