Homeowners insurance is like $1250 a year. Property taxes are $2900 a year. Just my homeowners insurance and property taxes will be 66% of what my rent is at my apartment. It's brutal.
Brehs is 3.625 a good interest rate?
Unless the rates fall more I'm about to lock in that rate in the next few weeks. It's a fairly decent rate given what people were getting earlier in the year. I'm getting it with no points from my credit union.

Brehs what advice can yall give to a 1st time homebuyer/landlord?

If you can, become handy. Learn how to fix things (not cutting corners either). I updated my kitchen by myself (painting, flooring, putting up shelves, etc.). Asked my coworker to teach me how to use a drill....its so easy :wow:
SCREEN YOUR TENANT!!!!!!!!!! I can't stress this enough! Always have a stash for repairs.

If it is still around that in a year I'll refinance.

Let's talk neighbors. There are three houses on my block that are the definition of doing the most; one is right next door. Parties, standing around outside, playing loud music. I love my people but they are getting on my nerves. How do you deal?

pray they move, I had one like that for the first 8 months then she moved, gay couple bought the house and there the perfect neighbors

Spoke to a lender yesterday. My line of work isn't atypical but I've been at it 5 years. So I take home slightly under 13k a month, no taxes gets taken out of my pay, so whatever I make they'll actually have to adjust it to the tax rate? Problem that lies is that I dont have to file a 1099 and its tiresome explaining what I do to people all the time. I work with (not for) a agency and I just need to provide statement over the past 2 years which should be a cake but usually they have to make all sort of calls. Technically it falls under Foster Care provisions, though what I do isn't anything like it. Anyone have or knows anyone with a similar setup, and if so, how did their process go when trying to obtain a mortgage loan?

Why bother? If I made $13K a month I wouldn't be going with all this lender crap that I am. In 2.5-3 years I'd have enough saved up to buy a decent house cash or a fixer upper and fully renovate it.

Was my original plan but my current landlord was/is buggin and made me not ever want to rent from someone unless necessary. I gotta be out of here by DEC. I have to run my business from home or a home because I have few adults under my care.
New plan is to buy a home then move out after I transfer it to a full grouphome.
