Thinking of buying a multifamily home and start renting it out (preferably a fourplex). Right now I'm in Chicago and I've debating whether or not I should buy one here or back home in Miami. South Florida has been a hotbed for real estate for a minute now and even though most of the state is trash I love my city. Chicago is a bytch tax wise but I love it up here so far even though Winters are brutal.

Think I'm going to keep saving up and building up my credit and in the meantime. Looking into that FHA loan and figuring out what my best move is gonna be. A brehs is excited though but I know that shyt won't be easy.

I've considered this but I don't know how I feel about having a renter live where I live. If they wanted they could figure out when you're there and gone for your work hours and when your side is empty set you up to get broke into. Other problems would likely result from living right with your renter.

I've considered this but I don't know how I feel about having a renter live where I live. If they wanted they could figure out when you're there and gone for your work hours and when your side is empty set you up to get broke into. Other problems would likely result from living right with your renter.

Like anything else comes good and bad. But I'd make sure to not allow some ole bullshyt like this to happen and take the necessary precautions to prevent this, and the mitigate damage done if it does. I don't have time to be worrying about this but I understand lol. Some posters here have started off with the fourplex thing where I got the idea.

I've also thought about buying a piece and just letting four people live there. However, I'm sure how these laws work in Florida and Illinois. Either way, I'll figure out and work towards it. When the time comes it comes.

I can't believe how fast these homes are selling here. I watched a home I had a mild interest go up on Zillow and inside 24 house there was a pending offer put in on it. You can't view an occupied home that fast and it was clearly occupied still. Somebody had to have just looked at the pictures and submitted an offer for it.

I got into an unoccupied bank owned home in about a day to view it and put in my low ball offer but I'm thinking I should just keep it moving and view other homes. I don't think the bank it taking my offer under $13,000 from what they were asking.

I'm from Miami also, but I hate it. It changed so much and it's way too Spanish speaking for me. But it is a hot spot for real estate for the rich. I wouldn't buy anything that wasn't in Brickell or Midtown. For those prices you can get multiple condos in Fort Lodi or Palm Beach.

If you can get past the taxes, the Chi has some great real estate investments. I got friends from there. That's the biggest thing they talk about is the winter. fukk that I could never live there, but I'll visit.

But damn, Brickell is exactly where I was looking to lol. Might look for somewhere in Broward if that's the case. Any part of Miami is just an hour and a half max away in most cases. Palm Beach I bet got some nice spots but it's a bit far from where I'd like to be ideally.

His dad helped him buy and with the amounts of tenants he got he will pay this shyt off in no time. His floor is nothing but him and his home boys. Now he's remodeling and renovating the entire basement to house another 3 people :dwillhuh:.

Bruh. Brickell is astronomically ridiculously high. Once they built Brickell Centre it was wrap. I haven't seen it yet. I moved to Phoenix in 2014 and just moved to Palm Beach towards the latter part of last year. I just can't fukk with Miami traffic.


The Chi is great city. Your boy got a great idea and it will pay off. Follow his lead. :yeshrug:
