I fell in love with a home that now has a pending offer as of yesterday. I wouldn't let myself buy it because it was the first home I went to view. In the time since it's crazy how many other homes I've liked have come onto the market. I'm glad I decided to slow things down.

Anyone in here have properties in Baltimore? Been looking downtown and wondering what peoples experiences have been.

I'm in Baltimore, but not downtown. Do you have a particular area you're looking because that is going to make a difference. There are a lot of pocket communities within the city already established as well as some up and coming spots. Leadership is in transition and crime is up right now, so you may be able to find a good deal for people just trying to get out due to safety concerns, although the most danger they will face is watching it on the news.

Main fridge on the fritz, needs to be replaced (never buy Samsung appliances. The one I'm replacing came with the house)

Water heater acting crazy, probably needs to be replaced

Doesn't your home warranty cover the fridge and water heater? The deductible shouldn't be that much, hopefully there is some savings there.

I'd buy her out. If you have space, live in the basement and rent the main floor. Live dirt cheap, stack and recover financially. If it's too much to stay in the house, I understand, but if it were me, I'd rather keep at least my address the same during all the changes you're facing. I'm sorry you two didn't work out. :hug:

The home warranty we had was bullshyt and found that out like 3 months into moving in and needed garage door opener replaced. Probably should get a new one but I don't know anyone who has had a good experience with them.

I feel you. I signed up with the company AHS, that people vouched for, but they seemed janky. The customer service rep answered with a generic "Home warranty company" greeting instead of the actual name. Our Gas and Electric provider offers a home warranty product and people rave about it, so I'm going to them. A "whole house" warranty is only about $50/mo. I know some shyt fitting to break in this bytch, so i want to be good and covered before Winter gets here again.

How does that work exactly? If you had bought the house before you were married would it make a difference?
Probably would’ve got the profits unless she contributed to repairs/upgrades. I bought it while married and I’m in VA so she is entitled to equitable distribution regardless of how much (in my case how little) she put in

I've lost out on every house I've seen that I like. shyts go pending in a day or two now. I'm not ready to move on a house that quick. You gotta book a showing as soon as they hit Zillow.
