If you're going to spend any major amount of money on the house spend it on the kitchen and the bathrooms.

realer than real deal holyfield...i done this with my condo..im currently in the middle of planning of possibly buying a bigger spot for myself next year and i plan on renting my condo out when i do...get into that real estate income wave

Im out running around so in and out this thread and probably repeating some things others have said.

If you buy brand new make sure to check out the builder thoroughly. Alot of these new homes are just thrown together with bargain basement materials. But they look pretty.

Other random things
Windows. Windows are pricey as he'll to replace.
Alot of windows that aren't standard size may look nice but also can add expenses.

We had to get custom blinds for over 20 windows and that was an unexpected 2gs.

the cat that fixed up my house before we bought it told me he only does like 3 houses a year. he's doing another one like 2 blocks from me, and I'm interested in seeing how it turns out. dude said that my house was the first one he did on the south side and actually put too much money into it :mjlol:

when people lose property due to taxes
the city get the property......
the city is sitting on shyt loads of
property that they will sell to buyers
for pennies on the dollar.
most have a great foundation and roofs.
(minor fixer uppers)
get a list from your city and cop a few
peices of property for like 12 hundred each.
most of the time the city will cover the taxes
for a few years.......their happy just to get
rid of shyt and see any money.

My townhome in Seattle is 1800 sq ft, cost me $325k

Only $325K? I'm all the way out in Issaquah just so I could get a nice piece of property.

Yea man I got lucky I was looking for properties and everything was like 375k for 3 bedrooms 1 bathroom, built in 1929 and needed 20k worth of repairs.
Found this new build just past the West Seattle bridge right near Admiral. Brand new everything, 3 year builders warranty, for $325k. Hopped on that shyt like a mofo. Appraised for just under 400k when I refi'd last year.

Yea we've lived together with our daughter since we've been together and we're renting now so that's kind of where we think would be at for a mortgage (under $1600 preferably).

Any of y'all done a townhome before? I personally want that since this will be a starter home type situation anyway, IDK if I would get more bang for our buck with a townhouse or a home

If you can afford a house I recommend going that route. You'll get more money when it comes time to sell it then you will with a town home/condo. Plus you won't have to worry about sharing a wall with neighbors. Also won't have HOA's (unless you live in a community that have them.)

@beejus it's in their best interest to get those homes sold. that way they can collect the tax revenue from the buyer instead of having to pay them themselves.

How do you save up for that down payment? Did y'all have a work around for that?
strict budget and paying down the short term debt ASAP...my first year end bonus from my current job a couple years ago was pretty nice...part of it was the foundation for the payment...stashed it in my credit union account

Always get an inspection by a pro with good references before purchasing. Watch out for roof, plumbing, foundation, electrical, heating & cooling system issues. No matter if you buy a new or old home it will always have an issue once you are moved in and settled. Just try to avoid the major issues early and you'll be fine.

Don't buy a home that you cannot afford! You don't want to become a prisoner in your own home because you are struggling to pay the mortgage.

Verify everything!
