Sorry i forgot to mention. The FHA Loan had some sort of grant that took care of the downpayment for me.

OK that's what I was getting at. I mentioned earlier that you can get downpayment credits with the FHA, which is basically free money. that's a lick.

you got a crib without having to use much of your own money.

I'm still looking. I need to settle buy June, I'm hoping I can get licensed and affiliated with broker before end of February so that I can buy my own damn property. I'm meeting with broker on Wednesday. My friend has a goal to buy up 100 properties this year so I'm hoping to help him with that. I would really like to be a real estate attorney but it's too much money for the schooling.

Acworth's a great place, my fiancé works in Kennesaw now (I used to work up there too). I don't think we'll move that far from the city, but Acworth is nice as fukk :whew:

Yea it's a nice quiet little area and not apart of a subdivision so no HOA fees for me. I think i got lucky too because the seller actually owned 3 houses. It felt like he just wanted to get rid of it. That could make some folks go :whoa: too but inspections checked out so im not worried. He even left me a nice king size cherry wood bedframe too.

Keys to buying a new home.

If possible put 20% down to avoid pmi.

Save at least 20-30 racks.

Credit score no less then 720 to ensure the lowest interest rate.

Pay off credit cards so you can go in debt free.

Make 2.5 to 3x more then your mortage.
In an ideal world I would agree but not everyone's financial picture is as picture perfect as this..shyt mines wasn't. Getting a home is not this difficult

The only annoying part of getting the house for me is the bank going through your bank statements with a fine-toothed comb, nagging me every day about my account and making sure that I would have enough $$ for closing and mortgage, which is understandable. But unrelated things like if my mom or pops transferred maybe $20 for something unrelated. They wanted them to sign a document stating that it was a gift :why:

This.

Our last house we had 3 separate home inspections and still ended up needing a new water heater 1 year in.

This house we've done Some big unexpected repairs too.

Try to have a home warranty thrown in with your purchase.

If not buy one.
