In an ideal world I would agree but not everyone's financial picture is as picture perfect as this..shyt mines wasn't. Getting a home is not this difficult

I see what you mean but that's the route I took to make my mortgage as low as possible.
On a brand new 5 bedroom, 4.5 bathroom, 3300 Sq ft house, my mortgage is alil over 2k and that with property taxes rolled in, also I paid almost 500k for it, in cali too

It took a lot of sacrifice to buy the housed before this one..stayed with my parents and saved up every penny, no new clothes, no going out no nothing.

Buy a house that you can have a reasonable size family in. So when the unlikely event you get divorced, she can't come after it because it was not acquired during the marriage.

I totally disagree, I believe you should not buy a house until your married or very financially stable. Being married will add another income=bigger down payment=bigger house.

Im out running around so in and out this thread and probably repeating some things others have said.

If you buy brand new make sure to check out the builder thoroughly. Alot of these new homes are just thrown together with bargain basement materials. But they look pretty.

Other random things
Windows. Windows are pricey as he'll to replace.
Alot of windows that aren't standard size may look nice but also can add expenses.

We had to get custom blinds for over 20 windows and that was an unexpected 2gs.

You say that now, but it's all in preperation. I say this from personal experience. I own two homes, both acquired during marriage. She is entitled to one (if she can finance it in her name). By purchasing your home before marriage, you get to keep the house. So what if you don't live in yet, rent it out if you want. But at least she can't come after it. A house is an investment. Life happens and so does divorce. No one really gets married and think "we'll never get divorced". Things change.

What the house looked like when we bought it, no flow, oversized furniture and tv and a shytty baby puke green color throughout the entire house, also changed out the crappy stained berber carpet for wood.

when people lose property due to taxes
the city get the property......
the city is sitting on shyt loads of
property that they will sell to buyers
for pennies on the dollar.
most have a great foundation and roofs.
(minor fixer uppers)
get a list from your city and cop a few
peices of property for like 12 hundred each.
most of the time the city will cover the taxes
for a few years.......theyre happy just to get
rid of shyt and see any money.

Just recently purchased one and just looking for tips and advice. Lived in an apartment my whole life so I know absolutely nothing as far as do's and dont's

If it hasn't been mentioned already, get a home warranty (if it's not too late).
