Whats good with them 0% down VA mortgages, I aint paying shyt if it aint necessary in this economy

if you can get a VA loan, then it's a good deal IMO. keep ur cash in ur pocket if possible. I'd rather pay 0% down than 3.5% or 5%. in either scenario, you're paying PMI anyways.

Back in 09 they were basically giving away houses after the housing bubble burst. We got an $8k check for the first time home buyers credit which bought all of our appliances with an additional $2k or so to spare. We went and got everything at a Sears scratch and dent and 7 years later every appliance we got from there hasnt given us a single problem (knock on wood). I sold our spare car for the down payment ($3k) and it was a short sale which actually means the opposite since we had to wait nearly 4 months for the bank to approve the foreclosure sale. The market was terrible for sellers back then and the bank wanted to move it quickly so we put in the offer 2 days after it hit the market and locked it down asap.

Always make sure some money is set aside for home repairs. Theres ALWAYS something small that needs to be done
Im learning this. I hate it. I grew up in houses and never knew my parents were dealing with so much sh!t. When i moved out my parents houses i rented apartments and townhome.

Never knew homeownership was such a pain. I just hope the tax benefits are worth it :blessed:

I used to be a (bad guy) but instead of
buying cars,jewlery and dumb shyt my uncles
sat me down and gave me the game on real estate.
aint looked back since....
I live in one,got my mama tucked away for the rest of
her life rent and bill free in one,got one that i use to store
drywall,paint and bullshyt where i chill and rent out
the other 5.
i'm thinking about rushing gas station/mini mart.

mortgage rates going even lower :wow:, just got a note from wells and my co worker got an email from bofa :patrice:

gonna have to run some numbers and see if an 1/8 is worth the closing costs :ehh:

been a home owner for 10 years, best advice i can give is you can never waste money upgrading your home. Most of my disposable money goes into my home,

I totally disagree, I believe you should not buy a house until your married or very financially stable. Being married will add another income=bigger down payment=bigger house.
terrible advice

anyone smart would buy a house first. you need something that is YOURS AND YOURS only.

if you believe in marriage for whatever reason, then buy a 2nd home as the martial home.

What the house looked like when we bought it, no flow, oversized furniture and tv and a shytty baby puke green color throughout the entire house, also changed out the crappy stained berber carpet for wood.

We have a diff table and chair setup to match the rest of the black furniture, I need to take a new set of pics of the progress.

Reorganized and added a shelving system, I now have a tool box to put all my shyt in along with a shop vac mounted to the wall
