How will small contractors meet the demand for housing ?

Becuase the issue isnt the demand for more housing - the demand is for more affordable housing ....

The housing that IS getting added is for people who.already can afford to buy ..and its priced for them

If the incentive is for a local smaller contractor that keeps the dollars within the municipality or county ...large National and regional builders won't do that

There is a drive for.these large companies to seed black communities with young white people who they know will.pay the higher rent rent and will move on leaving the rent high
the sole.purpose of them.and building shyt for THEM is to drive up the cost of living and property in.histrocally black.and brown neighborhoods that have been depressed in value and services and to displace those black.and brown people

shyt was redlining ...now its green lining - if you have money you get an opportunity to get in cheap and turn neighborhoods that were treated like shyt for decades on the cheap so.that it can be flipped for a.profit

And damn the people that have lived there .... don't believe me? Look at Williamsburg or Bushwick or Harlem below 125 street - hell.Miami is categorically coming in and capturing properties and then selling off little Haiti to big developers to.build higher end RE becuase unlike the more expensive areas little.Haiti is on the high ground and won't be prone to being flooded in the next 20 yrs

White people would avoid anyplace above 96th st like it was a fallout zone - but now THEY need someplace close to get to work and play

so the game is to pretend like they are making the inner city better for black.people ( or black people with higher income ) but its specifically to displace the blacks that are there or that have lived there by pricing them out and building properties that are higher in value aand held by owners who dont even reside in the state.

both of these things are exactly what i am talking about - the new housing is made to just be a commodity FOR INDUSTRY

and you have an organized effort by people who are "advocates" demonizing actual regular home owners as being selfish or pushing the idea that people who own homes are part of an overall problem with affordability...

there is an agenda when you see the same thing being said by supposedly advocates and it just turns into the shyt to benefit only HUGE corporate intrests

the bike sharing, the pressure to destroy homes to make more "space" , the emphasis on discouraging people from owning cars and making it diffcult to own ...these are all plans ...engineering to benefit only a few as usual.

The first video is about DC which is a prime example of how building more slows the rise of cost of housing

Compare the rents of DC to similar cities and you’ll see that rents haven’t risen nearly as much.

I just don’t get any argument that discourages building more housing. :francis:

Further: you have to address the speculation in the RE industry. The only way to bring costs down is to depress values. But y’all don’t want that :comeon:

uh i did explain it - smaller contractors and local development retains the monies used to build to stay within locality or region in which they are spent AND it removes large developers from creating Luxury housing in order to recoup costs on investing in building in the first place

it would also have to be coupled with a incentive for current owners to redesign or renovate buildings already built to again keep neighborhoods intact

and i didnt say increasing supply wont work

i said increasing the supply of "luxury building" will

- just because you build luxury housing that costs 400K that wont do anything for the vast majority of people who cant afford to get into a 400K home or a building that gets built and has to charge 3000 a month to again recoup their investment

if you need to buy a car - and you cant afford a 60K car because of the cost - offering additional cars at that same price wont make it likely you will be able to magically afford it....and the ,arket now is such that those who want to buy a 60k car ..its getting sold....even cars which normally WOULDNT sell for 60K are getting sold for more because of the increased pricing in selling a car.

the car you would have gotten for cheap is now expensive and the expensive car is still expensive.

thats the housing market right now.

This shyt is basic economics 101. Flood the market with a substance and prices drop. Even if the apartments are higher end, that decreases demand for older apartments. Prices drop.
no it hasnt - name one housing market that this has occured in where high end apts/housing has driven down prices to where UNAFFORDABLE apts/housing have become affordable.
