Damn..not surprising tho..i see where youre getting at...what was the rent you were looking at and what blocks? Just wanna get a gauge on whats happening and where..

I know jews own most of the real estate in the city but alot of east flatbush is owned by the people who live there and i was hoping they wont fall prey to what happened elsewhere in the borough..

Alot of blacks owned in Fort Greene/Clinton Hill/Bedstuy too:manny:. I seen in writing the offers these investors make: All cash, bought as-is, and will close in under 30 days. And they mass mail them to every building on the block. Its just matters if the owners are c00ns or prefer to preserve the neighborhood cause the money will be attractive.


I was looking in that pocket off the 2/5 between Bedford ave/New York ave from Clarkson/Clarendon. a 1 bedroom ran from $1250-$1400. All the apartments look the same and it was your generic brooklyn apartment building apartment. I just wanted to live around my people and since bedstuy/crown heights/lefferts gardens is $1500+ for a 1 bedroom that was the best option.


I ended up renting in Ridgewood. Its a beautiful apartment for a great price. But theres no black people:to: Im having buyers remorse:sadbron:

@Fat Kevin industrial is perfect. Cacs love industrial. Williamsburg and Bushwick are 80% industrial. It means theres "lofts" there.

These are 50/50 affordable housing buildings (meaning 50% is affordable housing, the other 50 is "market rate":mjpls:). Atlantic is going to be targeted for retail development with incentives given. Now with all these shiny new buildings going up, its going to be a domino effect, with private owners now renovating and/or jews coming in and buying up the property to renovate.

Transportation is great with Broadway Junction offering the A/C/L/J trains that get to all the cool neighborhoods.

This is that same bullshyt Ratner pulled with Atlantic Yards, drawing up a plan talking about "affordable housing", now we see what happened with that area around Barclays. (mind you buildings that have yet to be built while Barclays rakes in billions and a 1 bedroom in that area now stands at $2600).


Mind you this is the same demographic who takes the L train. Its gunna be, hey we'd only be 5 minutes from Bushwick. Thats how Bushwick got on by saying hey were only 5 mins from Williamsburg.

I somewhat agree. Your point about it being close to WBURG AND EWBURG aka Bushwick is very valid, and real estate over there should somewhat come at a very deep discount in comparison to other areas in the city. And as we know, they love a deep discounted neighborhood to develop and call their own as they did with Park Slope, Ft. Greene and certain parts of Crown Heights (Franklin Ave).

Rent is decent near me. You can still get a 2 bedroom for 1,900 near Brooklyn College on the black side. One the :mjpls: its 2,400. The prices to buy the apartments over there are getting pricier. Saw a 2 br near the train going for 400k. My neighbors home which is half the size of mine and has way less work is on the market for 500k. For those who didnt buy from 2008 - 2010 :ufdup:

Rents at the Clocktower building in Port Morris, on the corner of Lincoln Avenue and Bruckner Boulevard are fast on the rise. A new listing for a 1 bedroom is asking for a whopping $1,775/month for the privilege of living in this loft building which was one of the first in the area to convert to residential.

Another listing for a 2 bedroom loft in the same building is asking for $2,500.

Seven years ago, when I was first looking in the area, rents for a 1 bedroom began in the $900′s and have since then almost doubled.

The building, along with the surrounding area has shown tremendous growth and transformation. Recently, the Clocktower had its huge rooftop upgraded with new pagodas and furniture as well as some green astroturf giving it a nice, cozy feeling with great views of the Bronx, Manhattan, The Harlem River.

Downstairs you have Charlies Bar and Kitchen, a block away there’s Bruckner Bar & Grill, Ceetay and a host of many, many more local restaurants.

What do you think about these rents? Clearly, with rents that are almost double what you would pay for in the surrounding area, these rising rents and new amenities are budding signs of gentrification in the neighborhood.

That rent for that space :scusthov: Its kind of becoming unbearable at this point here.

I got into RE investing in 07(took an L mind you) and know how it goes with the cash buyers.. Im going to get back into it this year and what i want to do is get properties in flatbush for this very reason. We need to start buying up for ourselves.

I used to mess with a girl who lived there in ridgewood.. Its a dead zone aint shyt out there. I feel for you man..

I mean theyre trying to name Ridgewood the next spot too, there alot of artists, and celeb chefs opening up spots. But bottom line its all cacs. And the neighborhood natives are italians/east europeans.

But I dont care about all that I wanna be around my people and the energy they bring. I didnt realize how important that was to me until I actually seen the contrast.

I rationalized it by saying by car im 10 mins away, but I get depressed when I cross the line into Bedstuy or go downtown. Im this close to subletting or just passing on the lease to someone else, im only 5 days into the lease.


Ive been scouring for another apartment in a hood I actually want to be in, but theres just nothing even worth doing the move for everything else is more expensive and run down:why:

Next I believe its either East New York or Flatbush. I believe East New York will be next. Not only did city administration announce incentives for developers to build, it also has that history and "edge" these cacs are looking for.

Brownsville will be the resistence there, wayyyyyyyyyyy to many projects to even think about that area.

Flatbush is on the frontlines though. Plus easy access to the 2/5, Flatbush is ripe.
But the day they wash Flatbush of its Carribbean roots is the day I wash my hands with New York. That would be completely unacceptable.

They doing it with the Bronx, and Brooklyn is next. They ain't stopping for shyt.

Or worse, let nikkas still be about that gunplay where they buying property for yuppies. NYC and its native renters are DONE. Imagine NYC in the year 2030 at this rate of gentrification. :wow:
