Travel Pro Tips:
aviod the Monk funk.

You get dudes who become passport bros who go "Monk" in america. Meaning they stop dating stateside because a chick in Peru said Buenas to them one time.

Women are women all over it's the just that the laws and the culture makes western women think Men are disposible.

The reason why you want to date in your state is even if you beleive western hoes are trash you keep your dating muscles working meaning you see what work and doesn't work you can spot the plays easier from women in your own culture which you can apply to foriegn women when they run the same play.

For example lets say btches back home demand a cash app before they date you at least you know what kind of timing they're on a goofy Aussie came down here and met a woman who agreed to go on a date with him but she needed 3 milliones Pesos for thr babysitter.

That's over 700 bucks. first of all most people in the developing world live at home until they get married so a woman knows that she needs a Man if only to stay with one person rather than staying with 8 people. So the idea that a Colombian women needs to pay for a Babysitter is crazy on the surface ahd 700 bucks is several months of salary for a middle class woman.

If what a chick abroad is telling you something wildly incongruent from what women tell you back home that's a red flag.

I wish more brothers understood this.
I'm literally texting with a breh in medellin now who got robbed in Cali by some chicks who literally just met him and offered him a threesome.

This same dude got drugged last year and almost died. I told him being super backed up by not dealing with US women at all clouded his judgement. That's the only reason I could see how this makes any sense. I had to have a buddy send his ass a cheap phone because this guy didn't even have a back up phone.

Did I mention that the dude is a parttime digital nomad?? He's a contractor and we wonders why his company always tries to pull him into the office because his Nut ass lost his computer the last time.

nikkas be beleiving passport Proganda and lose all common sense.

nikkas look like and act Like Grandad Freeman in Costa Rica trying to "Do it Big""

Tips for buying property in the DR but useful anywhere

When buying property in the Dominican Republic, vetting the title is just the start of the due diligence process.
The purpose of vetting the title is to ensure that the person selling you the property is the rightful owner. In other words, their name is on the title. Only title owners have the legal right to sell their property to you.
Once you’ve verified that the person is the owner, you can proceed with the other due diligence items or checklist.
Here are five items to look at when conducting due diligence.
  1. Taxes: Are the property taxes up to date? There is an annual 1% property tax on properties valued at $150K and above. We want to make sure no property tax is owed on the property.
  2. Litigation: Is there any pending litigation tying up the property? We’d request a “Certificate of Judicial Status” from the courts to verify that there are no lawsuits or litigation.
  3. Liens: Are there any liens on the property? The property cannot be sold if any liens are pending. We’d check the Title Registry Office or Registro de Títulos to confirm that there are no liens.
  4. Improvements: Have any improvements been made to the property, including modifications, additions, or new construction? If so, we’ve got to verify if the improvements are up to code, legally permitted, and comply with local zoning and building regulations.
  5. Location: Do the coordinates on the title match the actual location of the property? Verifying the location is critical as it prevents disputes over property boundaries and ensures the property’s physical location aligns with its legal description. For this step in the due diligence process, you’d have to engage a surveyor, which can cost up to $600.

Many foreign investors buying property in the Dominican Republic often inquire about how they should hold it. They’ll ask, “Should I put the property in my personal name or a corporate entity?”

Ultimately, the decision on how to hold your DR property is in your hands, guided by your personal objectives and investment goals. Whether you seek anonymity, asset protection, or a structure for easy transfer of ownership, your choice should align with your vision. Perhaps, you envision the property being used for commercial purposes like a hotel. It’s your objectives that should steer this decision.

The DR allows you to buy and hold your property in your personal name, a Dominican entity (EIRL or SRL), or a foreign entity (corporation or LLC).

However you decide to hold your property, you’ve got to consider two things: 1) How the entity is taxed and 2) The cost of setting up the holding entity and ongoing administrative costs.

For example, if you were to hold your DR rental property in a Dominican EIRL or SRL, your net rental income would be taxed at 27%. The exact property held in a foreign corporation would be taxed at the individual rate of 10%, as foreign entities are treated as individuals.

So, you’ve got to weigh several factors to determine what makes sense for you.

In many cases, it makes sense to keep it simple rather than set up some type of holding entity. The potential costs and tax implications are just not worth it.

That said, you should consult with an attorney and tax specialist before deciding on the entity type in which to hold your property.

tips for buying or even lorg term rental overseas.

This is gonna be long so I will break it up into security and infrastucture.

Even if you get your dream house custom built theres certain shyt that we take for granted in the west that ain't the case overseas or even in the states depending on where you live.

Th water is better in Colombia than it is in Flint Michigan.

first things first dealing with janky power grids living in the flyest areas in town ill mitigate power outages for example when I lived in Gazcue in Santo Domingo the power was far more reliable than in a really fly apartment in Villa Mella so right off the bat evaluate what's more important reilable power even if paying hundreds more a month is a smaller place or a damn near castle in a place just a few miles away with a much more jankier power supply/

If you either buy a spot in the country or in the less fly parts of the city or even in another cities with a weaker power grid you'll need a genarator

Honda makes excellent products and the Honda EU 20001 gas generator is the most effiecient

Good stuff.

I'd argue UPS and surge protectors should be standard even if you're in the US.

absolutely. People are so used to things working in the states that they/re royally screwed when things don't work. people have 3000 dollar workstations and no surge protector power blinks and bye bye expensive computer with all your work.

obviously if youre running your generator from inside your place you don't want a gas generator. the Honda has a Carbon monoxide reader but to be on the safe side a solar generator works for short term power

I'd look at an Eco Flow delta

switching gears

If you're repatting to Africa again bargain basement most people need at least 700 USD to survive in a major African city.

Even if you plan to live in a smaller town you'd need at least 700 bucks a month
MikelArleta is boots on ground in Uganda he can tell you better than me the minimum you need for a single Man in Kampala

But You'd need at least double that for emergencies. And although you could figure it out if you're not planning to move back I'd have at least 110,000 to 200,000K To buy a place
I'd say that if you sold everything and cashed out and used every credit card known to Man getting 100K for even the brokest Coli breh is in the realm of possibilty

If I were buying I'd probably buy a condo not a standalone house. Job number one should be getting a local bank account because you could invest in the country and make money by buying government bonds

I'll confirm with my financial advisor but I'm being told that you can either borrow against your 401K or take out your 401K to buy a house abroad.

If a breh knows for sure check me on this.

Home security.

needless to say this is very important. Dont expect a third world cop to care too much about your home security and locals will be plotting.

Iron bars on windows and doors are the norm in the third world back in the day I used to think it was like being in Jail

Heard too many break in stories to not get them and at least three inch nails for the hinges and a strike plate so nikkas can't just kick in the door and wave the .44.

When away a decent security camera works too.

I'm looking at a Lorex

Lorex® 2K Wi-Fi Floodlight Security Camera
