These are the best markets for creative real estate deals. I'm talking subject tos, lease options, Wholesaling etc....

Forget rentals. Property management will age you faster than a marriage.
I appreciate the input. I’m slowly getting Into other creative ways to finance but I wont front I’ll probably buy something <60k to start off (under 15k preferably) and put down a down payment. May or may not use a property management company depending on which state it’s in.

Even with trucking, I’m kinda putting out fires every other day. Guys will send me pictures of error codes, issues with the DPF filter, maintenance, drivers pissed off about something even though I had em sign a contract, etc. That’s just the name of the game right now. Ideally I’d get to a point where I have someone else deal with it but I’m not at that point yet. Right now it seems like the best move would be to cop something off roof stock to get my feet wet.

Like with trucking, 6 months ago I could run numbers all day but until I got into the game I really didn’t know what it was like. Now I’m in, I can reassess and either scale or make another move.

I got some good news myself today. Finally heard back from the union. I passed the Aptitude test and am scheduled for the interview on 11/5/19

Work gave me a 17 inch HP Zenbook, or something like that. Specs are weak IMO - a lower end i7, I think like 8GB (maybe 16) of RAM, 500GB SSD with only like 300 available due to corporate bloatware. I don't know the cost of that. My personal is a Lenovo P51, 64GB of RAM, 1GB SSD and a 1GB HDD, Intel Xeon, 4K 15 inch display :whew:. Way over your budget, but you can see I spec'd it out to the max. Take a look at their enterprise laptops though, you should be able to find something solid that's within your budget.

My work machine is a Thinkpad T540 with an i5 and 8 gigs of RAM. For everything I do it works perfectly fine. My personal is an i7 Macbook but I'm looking into the Pixel Book Go as a lightweight replacement. Recommendations are really going to depend on your use case but I wouldn't entertain anything less than an i5 with 16 gigs of RAM.

I'm rocking the HP x360 Chromebook myself. Got the entry-level version with 8GB RAM, but it has handled my coding and Web Development projects smoothly so far.

I'm a quiet guy that keeps to myself...so networking and socializing have never been my thing.

I have never been promoted from within. I always have to rely on hiring managers who look specifically to hire someone from the outside.

I was reminded again today.

But my resolve cannot be defeated.

I got my trip to Nigeria in less than 50 days. I've gotta ease up on my spending to ensure I'll have more than enough when I touch ground. I'll still get some paychecks while I'm down there, but it's better to be on the safe side. I have a healthy savings account at the moment but I want to leave that as savings and not dip into it. I've created a separate Nigerian savings fund.

I'm really excited for the trip. I'm gonna be linking up with a tech entrepreneur who founded some companies valued at over $75 million collectively. He's also inviting me to this end of year networking party/event for people in the tech/fin-tech space. That's one industry that's actually growing pretty well in Nigeria and for the most part, is unbridled by excessive Nigerian government regulation and rent seeking behaviour.

Also planning to meet up with a few key decision makers in the hospitality sector (my current industry). I'm looking to see if I can offer my services to them on a contractual basis. Essentially help them with their performance reporting, analytics and data. I've already had an intro call with the owner of a large hospitality investment group and he's willing to sit down with me for a drink to talk shop.

Accra is also on the cards as well.

Put your savings for the trip in a one month CD or if your bank offers it a short terms savings account. For both you're not allowed to withdraw any money until the maturity date.

Ex wants to put me on at his job...I'd be making about $15k more and I'm qualified but...I can't work with him.

But GOD I want more money.

Gonna keep studying for this cert and applying here and there.

Pretty cool so far. Some of these new venture pitches are a little drab though.

Tomorrow is the main day though.

MBA seems like a 2 year party though. At least from some of the people I’ve spoken to.

Just wrapped up the Wharton African Business Forum. Pretty good, a lot of good networking and discussions.

No lie, I feel like a good portion was dudes tryna smash these chicks :russ:. Nikkas was out here on the prowl.

Some baddies out there though :wow:

All in all, a good $200 spent. I’ll be attending Harvard’s African Business Conference in February as well. Possibly, Stanford’s as well.

Next time I’ll make sure to spend the entire weekend with a hotel instead of driving up each day.

Thing about these networking events and conferences is keeping the conversation flowing.
