:wow: wish I would have known about PMI so I would have put 20 % down instead of the amount I did

if your house cost 85K and you put down 10K. you would have needed another 7K in downpayment. now since you've been living there for a few years, you can find out how much more you need to pay in order to hit that 20% equity threshold and pay it. once u do that, have the bank remove that PMI from your statement and they will.

Brehs, need some help. What grass seed ya'll recommend? My grass (first year) was the shyt but its been skruggling as of late. Bought some seed and ready to put it down right before the snow hits.

Also, is there a difference between grass seed and lawn fertilizer?

House final price was $95k I put $10k to make it $85k only been living in it for 6 months, I already pay more than what mortgage payment is so I can hit the PMI # asap

I got a brown thumb out in the lawn, but that scott turfbuilder seems pretty dummy proof. it kills weeds and makes your grass green by feeding it.

n*ggaz is sleepin on this post... it might be the best advice in here post closing

my real estate agent put that into my closing documents 5 years ago... didn't really pay it no mind until we realized what the hell it was...

it's a separate insurance policy that covers EVERYTHING (appliances, pipes, heating/cooling etc), the policy is cheap as fock too... it's like 5-6 bills a year

this last year we used that sh*t to get a brand new washer/dryer, stove/oven, and fridge

all up about 13k in value, paying 6 bills a year for 5 years... you do the math

Idk much about seeds to be honest I failed hard try to get a nice perfectly grassy backyard what I can tell you though is that to have your grass look Piff all your prep work needs to be done in late fall

With that said I will be hiring a landscaper

I'm cheap. I dont like to hire folks for shyt I can do myself. and by myself, I'm talking about cutting the grass, shoveling snow, and cleaning the house. it's four of us living here, so I got kids who can help with the chores, and as a man, I can do the grass mowing/snow shoveling. when it comes to gardening, then my wife gotta handle that, cuz that's not my area.

at our old house we had strawberries growing, cabbage, tomatoes, peppers and yellow roses. plus an apple tree in the backyard (which I hated cuz it attracted so many bees with the fallen fruit)
so she will have to get on it this spring if she wants to get something like that poppin.

Me and the fiancé are looking to purchase a home or townhome sometime this yr after we get married. Somewhere right at 200K...good advice being dropped, anything else y'all can drop is much appreciated


Best advice I've seen in the thread so far is to make sure you get as much house as you can afford, idk if you guys live together now and are renting but if you are use that as a measuring stick, how much higher could your rent be before you feel :whoa:

Find that # and stay well below it when it comes to the mortgage payment


Also don't let your girl go house crazy with the stuff she wants, you let her tell it she'll have yall living in a 6 bed 4 bath $500k house

Some states are now requiring insurance companies to mention it cause so many people have been getting fukked over by it.

Whish reminds me I'm switching from state farm today. fukk them nikkas :pacspit:
Be careful who you switch to, rates may be good but they refuse to fix or take forever to fix or reimburse

Been a home owner since 2010 and bought a brand new home last year.

Best advice:
Tried not to take on new bills, pay off in cash when possible.

Beware of property taxes.
Also, people need to be aware of the public utilities that service their area. For example, in Phoenix metro there's SRP (Salt River Project) and APS (Arizona Public Service) for electricity and SRP is higher. Or in Anthem, AZ (north of Phoenix) residents pay high ass water bills because the developer that built the city privatized the water.

Those type of things don't usually happen in older communities, but they're still relevant.

Also, HOA condo fees are the devil. Try to avoid any property associated with that.

And always buy flood insurance. It's cheap but useful should you ever need it.
