Just bought my first home earlier this year. In the middle of renovations. Before and after pics coming soon if anyone cares to see. Its a riverfront home that sits across the street from other man made lakefront properties in the area. Got in last minute before everything in the are went up.

Already caught an unlucky break when the HVAC compressor went out. Luckily I was able to get it replaced for 2k which is a great deal.

Edit : Here are some pics that I had taken before we did some Demo then floors and paint. Backyard view in there too. Going to rebuild the deck and pergola as soon as this heat dies down :wow:

great work on the inside, but breh you have to do something great with this backyard, it might not be huge, but this has to be the gathering spot for get-togethers, people shouldn't be in your house. man made or not, that's a great view. do you have a dock?

Really should pull the trigger on this duplex investment property :patrice: I dont see how I can lose
learn all you can about DIY shyt so you maintain the property yourself or not get taken by the home improvement guys. a lot of people look at these investment properties and say "man, with the rent in this area, 1 unit can easily repay the loan (you might be buying cash for all i know and no loan) and pure profit with the other one. but it's a dwelling and being rented to people, shyt will break and you'll have to pay for repairs. on paper these should be printing money, but some people lose on them somehow. do the legwork and pull the trigger.

my pfister pull down faucet came with a lifetime warranty and a few years ago something went bad and i just called them and they shipped me a brand new one i took out the old one and put in the new one.

Yeah theres a dock on the right down the steps. I'm going to drop a tiny paddle boat down there. Its about 12ft deep, no motorized boats permitted. I'm working on the deck ad pergola as weather permits. Then pressure wash and seal the dock, landscaping, and cement/stone.

Bathrooms upstairs still need to be renovated as well so theres a ton of work, but huge upside potential. I just realized photobucket broke my links :russ: i'll fix em.

Im really glad I got in on this one. It just went up 60k and i've only been here for 4 months. :wow:

is the dock right at the water's edge or does it extend into the water where if you're at the end of the dock you're out in the water?

edit: i really like shyt like this, but i'm in florida and avoid lakes (real or man-made) like a plague because you read/see stories all the time about gators casually coming into people's backyards and shyt. fukk that.

Go visit and do a walk thru of the property. If the numbers look good, ie how much it's looking to cashflow after deductions from rent, then you better pull the trigger before someone else does. I own two duplexes and multi-unit rentals are great cuz you usually can usually fit the mortgage into the rent of one side(unit) and start making money off the other side. Positive cashflow out the gate and plus if one side moves out at the very least you still get the mortgage paid for you til you get someone else in there.

I own and live in a 3/2 house now.... I wanna rent both units
