I thinking about selling my house and buying another one.

Neighborhood is gentrifying quickly and i honestly dont have the cash to do the renovations i wanted to do to it.

Original plan was to eventually rent it out because them white millennial earthy types love this area and are gentrifying the fukk out of it but im getting impatient.

You gotta find out where they are coming in from. More than likely a professional will have to come out and see.

But if you want to save bread, just set some traps. You'll catch the ones that are coming in now. But a year from now, the same issue will pop up.

Ok so it's suncast hose reel apparently can't find no shyt online that looks like it or how it would work

Just bought my first home earlier this year. In the middle of renovations. Before and after pics coming soon if anyone cares to see. Its a riverfront home that sits across the street from other man made lakefront properties in the area. Got in last minute before everything in the are went up.

Already caught an unlucky break when the HVAC compressor went out. Luckily I was able to get it replaced for 2k which is a great deal.

Edit : Here are some pics that I had taken before we did some Demo then floors and paint. Backyard view in there too. Going to rebuild the deck and pergola as soon as this heat dies down :wow:

You're handy with stuff like that breh ? I got a couple of projects but I'm shook to duck up.
Yeah. The blessing of being broke most of my life is that I've had to learn to do a lot of stuff on my own, so that I'm a home owner, I already know enough to take care of a lot of projects around the house myself and get to save that labor cost.

My lawn looks a hot ass mess, gonna have professionals maintain it next year cuz I don't have the time.

1 year in the new house and wife is updating a bunch of shyt. I'm minimally involved to save my sanity and let her indulge in her hobby.

Been reading through some of this thread, but haven't finished. Do we think a wiser investment strategy is buying multiple properties and renting them out or saving up for one expensive property to rent out ?

depends on your market really. i'm in the bay area and one of my end games is to be able to buy several places and eventually sell them to buy a commercial building to lease out to companies. tech, e-commerce and data companies out here spend a ridiculous amount for a small office space that can hold maybe 20 people. i can't imagine what a medium sized company with 100-1000 people will bring in. i thought about just buying several places to rent out but this sounds like a headache. i'm renting my condo that i bought and it's ok now but juggling more than 3+ with my schedule sounds difficult. just my 2 cents.

there's a lot of things to consider when buying property like how long are you planning to live there, what kind of neighborhood do you want, is the city next to a place with a good job market or public transportation in case you wanna move to another company/position and do you plan to rent it out? if so then condos and town homes might have HOA rent restrictions so research that. but for an overall general tip i would say the following:

take your time shopping around for a mortgage loan. a .5-1% difference in interest will save you a lot of money so meet with different lenders to find a good quote. once you get that quote and loan limit then get your loan letter and call a bunch of real estate agents with properties you are interested in and schedule a time to meet with them and ask them about recent homes they closed on and general work history questions like how long they've been doing this, do they have home inspectors they work with, house insurance companies and shyt that will cover you after you close the purchase. make sure they are easy to get a hold of and respond to you at a reasonable time. i was working with a couple of shytty agents who weren't looking out for my best interest since they have other clients who was most likely spending more but i found one who kept me on my toes with documents and scheduled visits to condos that just got on the market. it makes a BIG difference and was less stressful. Good luck and feel free to @ me if you have questions. purchasing a home is one of the best decisions/investments i've made so far. you won't regret it, as long as you can afford it.

If you're working and have a home there is no excuse not to be unsure lad for at least half a mil. AT LEAST.

Dude I work with, got in a bad accident when he was riding his bike. Long story short he was out almost 6 mos. I do contract work, so you don't work you don't eat, our company offers S/L term disability . He didn't take it and had to come back to work way before he was ready. Full of pain meds and barely able to walk or sit for long periods of time .

Always plan for the unexpected

I'm noticing water building up on my garage floor right near a wall and water heater. I can't tell where it's coming from. It's only there mornings and nights. It actually dries up by the time I get back home from work. My first thought it was from the water heater, but if there was a leak it would be constant. Any ideas brehs?

I think it still might be the heater...the garage just gets hot enough during the day that it goes away...
