if you have the time do it yourself...its much more satisfying. Everyone around me has lawn care services only me and 1 guy down the street does it himself. My first summer I had a service and it seemed like every other week they was saying I need to get this weed killer and that weed killer which cost more money(the company i bought the house from didnt keep the lawn together so it was dandelions and weeds all over the place.) They eventually just ended up burning my grass from putting so many weed killers on my lawn. Now I have one of the best looking lawns on the block. And keep in mind depending on the size of your lawn it can cost on the low end(at least here) give or take $100 a month. when you ffirst buy a house getting furniture,window ttreatments, appliances, etc that extra 100 u saving can go to getting the crib right

True, we're kind of in a similar situation where the seller didn't maintain the yard at all so it needs a tremendous amount of work to get done. It needs tree trimming, weed removal, aeration, lawn services, basically everything. I just found a Latino breh, Jose, who is gonna get it done for the low...I already had him cut the grass yesterday

I do wanna DIY for some of the yard stuff but because of the condition it's in I do want professional consultation to make sure it's being done right

Washed and sanded my deck and then stained it myself! Saved 1K on someone doing it. Took almost 2 full days but damn I'm happy I did it myself. Looks so much better.
i plan on doing this next summer i got a new deck put in and they said i couldnt stain it for a year. How was the process for u? is it worth doing it myself or should I say f it and pay someone to do it

Well since you have new wood you shouldn't have to sand it. With rollers the deck floor can be done in about 2hrs 1st coat and then wait till it's dry and the 2nd coat is about 1/2 that time.

The long part is the rails! Very tedious.

I would get a paint sprayer to cut the time down if I did it again.

If you don't mind blowing a G pay someone and go to the beach for the day. I did it myself cause I have family coming over this week and time/money was short.

I'm going to hire truegreen at least to get my lawn looking right then I'll do it on my way, my shyt looks horrible now and I been trying for 2 years

I use top turf. Pay roughly 450 a year for my yard. If I see a weedy spot or some shyt, I call them and they retreat free of charge. Been with them for almost 7 years since we came back to the area from Chattanooga. The yard when we copped our spot was looking like KD's head. All kinds of weedy. It was cut and edged, but not healthy at all. It's great now. Took about 6 months, but I saw the progress from when they started.

Been reading through some of this thread, but haven't finished. Do we think a wiser investment strategy is buying multiple properties and renting them out or saving up for one expensive property to rent out ?

The wisest decision is using a ROI. Calculator to see your return will be.

If this your first go round. I suggest going with a cheap property. It's not as easy as it seems .
