The amount they forgave you is going to be taxed as ordinary income for that tax yr.

Ex - you have a 10k debt. You decide to settle that debt for 5k. You will receive a 1099 for the 5k they forgave you which you will be taxed on.

Just wanted to let you know as most people don't realize this and depending on how big the debt it could be a substantial tax hit.

After 4 years in my house I finally did some much needed updates to my backyard. Replaced my deck and extended it so that it ran the length of my house. Finally was able to stain it last weekend. I also laid down new sod.

Stain is still wet in this picture.

I also refinanced my house down from 4% to 3.75% and got out of my PMI. :blessed:
I was hoping to redo my deck this summer but didn't get around to it. Gonna restain it, replace some boards and add a new section and steps that come down to my concrete patio. Nice job on yours bruh.

Thanks. I can't take much credit for it. I was at work during the day and could only do so much after work. Thankful for a retired dad who is handy.

I'm thinking next year I want to do a pergola like to one end and have the hanging lights to make it the spot to be in the summer.

Unrelated to this thread. You live in Denver? If so I'll be there this weekend Friday-Sunday for a wedding. I'll be between Westminster and Boulder. I'm thinking about getting Mexican with my wife. Any suggestions in those areas?

Yeah those pergolas are fancy. Expensive if u have someone do it but nice.

As far as good Mexican between Westminster and Boulder, good question as thats a dead zone for really good Mexican food. Also depends on if u like generic white made Mexican or if u like more traditional home made?

Even if they're private student loans?

Just recently purchased one and just looking for tips and advice. Lived in an apartment my whole life so I know absolutely nothing as far as do's and dont's

Anyone have a small garden? I'm thinking of making one. Want to have my tomatoes and cucumbers and other small veggies out the backyard. Any tips?

I used my VA LOAN for my first home. I can use it again if I want but I just got qualified through NACA. No closing costs, no down-payment, no fees, etc. I wanted to take advantage of this program
