Don't pay attention to how tall it is. Just measure length times width. My house is a 2050sqft ranch and almost as long as the building in that picture so seems plausible.
Nevermind. I think its only referring to one unit of the building.

truth be told depending on where you
live it's a buyers market right now.
5k and you can cop a few flats,
run through them with drywall,
paint and up to date lighting,
bathroom,kitchen to pass inspection
and youre a damn landlord.

I'm trying to learn more about Detroit investments. My homegirl lives there but she's bullshytting, it's a crew of us trying to invest. What neighborhoods should I look at? Y'all into renting single family homes or is it best to buy a multi unit? How about finding 6-10 unit buildings? If I could find something with legit promise, I could definitely get 3-4 of my girls together to invest.

Mine is $1085 and I dont live in the nicest of neighborhoods :mjcry:

Its because we have a gated community with private water, trash, and yard maint included.

What have been your experiences with Homeowners insurance?

I think it's kind of a scam
I havent needed them for anything but its nice to know there is a safety net should our house get flooded/damaged. In houston everyone lives on a flood plan so it could happen to anyone at almost any heavy rain incident.

All insurance is a scam though. Luckily in 10-15 years no one will need car insurance.

Just got my first one 7 months ago, 3 bed, two bath , two car garage $85k.

Few tips:

-unless you buy brand new, there will always be repairs to be made, so keep at least $1k in the bank

-don't go crazy with upgrade soon as you get the place

-youtube repairs and upgrades before you pay someone to do them you would be surprised how easy some projects are. I redid a bedroom wood floor for like $200

-keep up on maintenance things like mowing the lawn, painting the fence, changing your furnace filters etc

-keep your home secure, invest in a alarm system at w, I learned that the hardy way, house got broken into on Xmas while I was away

It's been a good experience overall, made a few mistakes along the way but you live and you learn
