i put in a bunch of cameras, inside and out. i have them available on my phone at all times, and they're recorded on a constant basis. the storage is in my basement and holds up to 2 weeks of back footage at a time. i also have my alarm and thermostats connected through alarm.com , which i can control from my phone too.

I just purchased a 4 channel system for outdoors. I'm about to just throw them up outside, did you install those cameras yourself? Any tips as far as wiring from outdoor to inside? My system came with Cat5 cable and I can make longer ones if needed. My house is a single level ranch and the majority of my attic I will literally need to crawl through:sadcam:. I get the general idea of running cable through attic, I did part of my house and even mounted an AP in my kitchen.

In the future I will upgrade to a 8 ch and go straight from camera to my own NAS. I'm just kind of testing the waters right now.

Sorry breh, I had the a/v and alarm company who did all the work in my house install and set everything up. I don't know much about the actual wiring. Wish I could be of more help.

It's cool, I can get it done. Just was hoping for a shortcut. It's damn near 100 degrees here in Atlanta. I'll just have to take the task by the horns and knock it out.

n*ggaz is sleepin on this post... it might be the best advice in here post closing

my real estate agent put that into my closing documents 5 years ago... didn't really pay it no mind until we realized what the hell it was...

it's a separate insurance policy that covers EVERYTHING (appliances, pipes, heating/cooling etc), the policy is cheap as fock too... it's like 5-6 bills a year

this last year we used that sh*t to get a brand new washer/dryer, stove/oven, and fridge

all up about 13k in value, paying 6 bills a year for 5 years... you do the math

How much have you guys paid for hardwood/tile flooring?
I'm payin' $14K total for approximately 1,300 sq/ft of high grade hardwood on main level and 2nd floor, and 600 sq/ft of tile in the basement, material & labor. Actually, it will be more like $11.5K as I selected material that cost less than the "allowance".

Not sure if this is a good price as I was more concerned with the total price of the renovation, which is about $85 sq/ft, a little less than the goin' rate in my area for a gut reno.

How cute!

So...my mortgage is approved. Underwriting is complete. Getting down payment and closing cost assistance in addition to a thousand dollar grant from my union :blessed: All I need to do is find a house.

I'm stuck between getting a condo and a single family. I'd love a multi family (and have the rent just about cover the mortgage and taxes) but I see the stress my parents have gone through over the years.

Any advice?

So... I'm thinking of getting a house built via First Texas Homes once I make that move....

I heard good reviews about them but it's a matter of finding a good lender.

Still learning tho.

I am doing like @dora_da_destroyer and looking into multi-family homes as my first buy. My fiancé and I want to invest in real estate and we think taking this route will enable us to get there faster given that taking out a commercial or residential mortgage on a second house (when the first isn't being rented) is typically more difficult/undergoes more scrutiny.
