Settlement scheduled for April 15th. Waiting for the sellers to get estimates, appraisal just got done and the Termite inspection is being conducted on April 1st. After that the loan goes to underwriting. I'm using my own title company so the title quote wasn't accurate because it didn't include the fees my lender charged, but I calculated my closing costs to be about $2100. I did 100% financing through my credit union so I didn't need a down payment. The purchase price is $144,500 and mortgage payment was estimated around $960. It's about $100 more than I pay for my portion of rent, but less than the total rent of the townhouse I'm currently in overall.

Since I'm an agent now, this is technically my first sale so I will get about $2100 in commission, minus the money my broker put out to get me started (about $1200). The sellers gave me about $3800 in closing cost help and are also giving me a seller concession so that I can fix the repairs in the home inspection report on my own.

I started looking late last year and this is the 3rd home I've put a contract on. First house had mold issues behind the scenes, second place had too many layers of material on the roof so I couldn't get homeowners insurance. I guess the 3rd time is the charm.

Currently refinishing a dining room table and six chairs :snoop: and then will be doing my living room coffee table next :damn: but on the plus side it is gardening season again :obama: and my lawn is looking nice.

20k sqft front yard, and 15k in the back. What type of lawn mower should i be looking into? :jbhmm:

It hasn't been cut since i moved in December and after it rained the other day my shyt is looking like a jungle out there.:sadcam:

I'm considering a cheap electric mower to kind of get a feel for it before i invest in a riding mower.

dude that's a lot of yard. you at least need a gas mower. and if u don't wanna buy one new, you can easily get a used mower from craigslist or a garage sale. I see places selling used mowers and snowblowers all the time when riding around here.

So how do I go about getting a condo/townhouse?

Made 43k last year(first job outta college)
Just have some consolidated student loans.
And I pay my credit cards on time and usually the balance is $0 on them.

contact your banks/credit unions/or mortgage broker and tell them you want to apply for a mortgage and get preapproved. that can be done in a few minutes.

a site like lending tree lets you put in your info and then a bunch of lenders will call you back in the same day if everything is on the up and up.

I had no idea putting extra in my Escrow with each mortgage payment would decrease my actually mortgage over time.

I thought I'd get a check back for paying too much in my Escrow. Instead it seems like that is being applied to my balance.

I may have been forced to set this up this way, but I was so oblivious to what things meant.. Now I'm seeing. While I'd rather get the check, lowering my mortgage seems like a good deal. :yeshrug:

What are yalls thoughts on coffee tables and end tables in the living room...I think they are fairly pointless
Pointless. An end table is cool, but a coffee table just gets in the way
