Just put in an offer on a place, no pool but there is a decent size creek running behind the house. Property line extends halfway into the creek where there is a little island.

Sterling credit btwn wife and I (me: 800, her: 780), got preapproved for $1M loan. House don't even cost half that but nice to know.

Seller has an existing Hubbard agreement with a potential buyer, but hoping our offer tosses that in the bushes.

you on the west coast? 500K can buy you a house in pretty much most good areas out here.

I know I just bought my first home but I'm already thinking about a second one strictly as an investment property. Does anyone have any experience doing something similar? Wondering how much money I should have on deck without really having a specific property in mind.

I aint heard shyt from the seller on my offer. Back to drawing board on looking at houses. Smh. Did see one in my price range w an indoor pool tho.

Our search is going great, it's just these bytch ass Daisy chained Hubbard agreements. So much supply out here in CT, homes on MKT for 300 days w mtiple price drops.

I hope to buy a house in the next 2-3 yrs...right now the amount I pay in rent is more than a lot of people mortgage...but I need to save up more to make me feel comfortable

Brehs, the inside of my door frame to my front door got cracked due to my crazy ass ex tryna kick my door in. I originally booked an appt with a contracting company through Homeadvisor to get it fixed but they just quoted me a price of $500 which seems absurd in my opinion. Need to find somewhere that dosent charge as much. Wish I knew how to post pics so I can get your opinion on how much you think it really cost
Go direct. Contractors add their fee to what they pay people who do the actual work. Call a carpenter.

Banks typically ask for much more down on investment property. Plan on havin' 20% to put down.

Also keep several month's mortgage in the stash to offset vacancies.

I've only done minimal research on rental property, but do a quick net search to see how much you should have in the stash for repairs as well.

:dahell: I didn't know you were in CT. I am more surprised that the market is so good out there. Looking at the map though I guess outside of the south there's not much going on. Everything else is too far from anything big. Yall can work anywhere though so a big crib in the middle of nowhere is definitely doable. shyt is hot down here (dont ask me how). Home prices went up 6% over the last 12 months :sadcam:
