I don't know what part of the country you're in but some counties offer downpayment assistance depending on your income level. If you get a FHA loan you'll only need 3.5% of the home for downpayment but you'll be stuck with PMI.
True. But in 6 months with on time payments you can refinance to conventional. That’s my plan. I knew I had reno to be done on the house I bought so I wasn’t paying any money I didn’t have to up front. I did the down payment assistance grant and 3.5%. Came out of pocket less than $5k. If I didn’t buy when I did I would have been f’d.

Just had my cousin evict one of those "progam" people who had a year voucher. The audacity of people who you show empathy to, she was chronically late and behind on rent when other people wanted to move in. Lady saw my cousin's "stuff" and life/what she drives and had the nerve to tell her she gonna "pray for her." I told her to yell back "Obvi your prayers ain't working if you bout to be homeless now are they?" and a fam was gonna go fukk her up lmao. Anyway she's out the house finally-stop having empathy for shytty people to the point where it hurts you especially. Folks be burnt out.
My search is light as I just got here but have a pretty clear idea where I want to own (across the street lmao), nothing is available but lots to let settle. I have an idea for a multi I want though, not in a rush to owner-occupy really. I love my place.

It's been two weeks but still ain't used to being a homeowner which is a good thing.
