Brehs, a couple of questions, what lawn stuff should I do this fall? I see aeration signs all over my neighborhood, for example. Should I do this?

Also, we are getting tons of moths and other bugs on our front porch from our lights at night. Are you brehs using the yellow lights or other methods to keep these damn bugs at bay?

I never aerated iirc, I did seed/fertilizer in the fall though in prep for the spring

I’m in the country and yellow lights cut down on the bugs

Been in my house since 2018(new build) and bought a brand new washer and dryer when I moved in. Last month my dryer motor went out and got that replaced. This month my dishwasher(brand new) went out and last night my AC unit isn't circulating cold air. 2 year home warranty of appliances and AC already expired:francis: This shyt is pissing me off. I'm about to get American Home Shield.

What are the general requirements on income , when it comes to getting a mortgage?

Do they usually require a certain amount of times at a job?

How much money did y'all have after buying your homes?

I'm in NYC and I'm looking at an apartment unit in a nice area, but I'd be broke after the down payment. Like broke broke.

I didn't like them, but I think warranties are a good deal. See if you can find another/local company to do your warranty. The one I switched to is through my utility company and I like them way better.

I was always told you qualify for about 3-4 times your salary. Not sure about years on the job, it may depend on the lender. I was at my job less than two years when I qualified for my mortgage.

Sorry only seeing this now. Depending on the part of the country you are at right now its too late/not worth it to aerate and overseed. Overseeding imo is the main reason you would want to aerate anyways. Right now what you can do is buy some some pre emergent weed control. Basically its stuff you would put down now to prevent weeds from popping up in the spring. Another thing you can do now if you chose is to put down a winterize, but you want to wait a couple of weeks, basically a day or two right before whenever the first hard freeze happens in your area

HD actually has a sale going on on the big scotts bag of there winterizer on sale, this will get you some weed control as well as some fertilizer for next year , your safe putting this down now at the bag recommended rate https://www.homedepot.com/p/Scotts-...ertilizer-Plus-Weed-Control-50240-1/300056124

Doesn't help that my neighbor used to run a landscaping business and his yard is immaculate. I try to mow and keep up but that shyt is demoralizing..... :francis:

mow regularly (twice a week)
make sure your lawn gets 1.5 inches of water a week
fertilize every 4 weeks
spray weeds

I was wrong about the AC unit. It was under warranty after all. Just gotta pay the labor and coolant...$1150.

i learned the hard way two years ago when I let my warranty expire. 1500 to fix the unit and when the winter came it wasn’t blowing heat. The people I got to fix it in the summer claimed it was a different issue and it wasn’t covered. Tried to sell me a new unit :stopitslime:

Did most of you guys get loans through online lenders or did you use banks or local credit unions?

I’m leaning towards an online lender but wanted to hear some opinions.

I’m leaning towards an online lender but wanted to hear some opinions.
When we bought our house, we used a lender recommended by our realtor. The whole experience was smooth but definitely stressful at times.

Whichever lender you decide, do your research. There are definitely pros and cons to online lenders and major banks. Credit Unions tend to have a good rep doe. Just make sure to do your due diligence and I think you'll be fine.
