Yup. I’m planning now otherwise I may have to figure out another floor plan. My husband is not a handy man so he can’t do any of this. I wonder if spectrum can do it for added cost or the builder.

That's easy peasy then lol. Builder or installer could do it, just give the cable company a heads up before they come out. Price them both out and see who will do it cheaper. Shouldn't cost that much.

Personally, I would suggest 20% IF you have it and not put down a penny more. But just put down what you can comfortably afford. There's a LOT of expenses after closing so you don't want to spend all your money on purchasing the home.

If not, then I'd recommend doing a 5% conventional loan. You'll have to pay PMI until your property's loan to value ratio is at 80%, but then the PMI falls off. If you do an FHA loan, the PMI is there for the life of the loan, in most cases.

I read PMI doesn't automatically fall off. That you have to call the bank and tell them to take it off.

Took a couple days off at the end off last week and have been going beast on the house ever since. Met the guy I'll be working on the stucco with yesterday, and he seems like a super chill and knowledgable breh. Plywood sheathing, repairing the leaking parapit corners, and all the little odds and ends should be wrapped up by wednesday. @Orange cream shake I'm a huge fan of adding outlets anywhere that I can whenever the opportunity arises. I added five to my living room, along with a pvc chase to feed my hdmi cord through to my receiver.

3/4" pressure treated plywood, a shytload of insulation, and 5/8 drywall should have us living comfy for a very long time

New windows are scheduled to arrive today and the stucco should be done by the end of the week. Once those are done i can get back to working on prepping and painting. We really lucked out on this project seeing as though i had absolutely no game plan going into it when i first started ripping off the old stucco lmao. I was expecting the rot to extend much further on both corners than it did.

Spent the last two days installing the new windows and trimming them out. Just in time for the rainy season, it started to drizzle a bit when they when the last bit of stucco was going on, which is actually good because the longer it takes to cure the stronger the end product turns out. I actually am going to be spraying down the wall with a garden hose every evening for the next week for this exact reason. Now back to working on prepping the house to paint it.

For the windows on the exterior, I back caulked with Big Stretch and face caulked with OSI Quad Max. I definitely recommend these over the standard DAP products that most people use, though i do use their painter's caulk and lightweight spackle for interior work. For exterior screw and nail holes in trim, I use Famowood wood filling compound. For bigger holes, use Bondo, because since it's an epoxy, it will dry from the inside out and won't shrink.

Off topic: My neighbor painted her front porch and window shutters the color of your neighbor's house :heh: The color is pretty bold, but at least she didn't do the entire house.

We hate that blue and laugh about it all the time. They moved in recently and repainted the house before doing so. They took too long to decide on a color, so their contractor just started painting it with that blue because he had it laying around and told them that they were just going to have to deal with it :laff:

:russ: :russ: I’m just glad it’s not only me. I was ready to move when I first saw it. People who take walks for exercise would walk past and frown their faces up. Then to top it off I gave her my handy man’s name/number and he was the one who did it. I was mad at him for a minute too :stopitslime:
