End of August during a heavy rain, water stared leaking out of the ceiling fan in my bedroom...bring a bucket and a mop!!

My handyman, Tony, was on vacation until after Labor Day, so I called around to find a back up. This other dude trying to tell me it's the roof, but my attic was completely dry. Said he would come back, but never did. The hoe.

Tony examines the attic and cosigns it's "dry as a bone" and checks the roof. Apparently the gutters were installed incorrectly. They put the flashing under the roof shingle, but didn't adhere it properly, so water was able to get underneath. After wear and tear, it started to be an issue. About $200 to repair *whew*

Right!!! With that said, still not sure if that’s the fix yet. He just noticed the incorrect installation and concluded that could be the reason why. It’s supposed to rain heavy tonight, so I will know for sure.

PLEASE PLEASE PLEASE, be the solution, Ive been sleeping with a bucket on my bed under the ceiling fan, going on two months now. :sadcam:

One thing leads to another, and all of a sudden a little dryrot turns into a whole wall of foundation needing to be replaced. Fortunately I've been really happy with the contractors that my father in law hooked us up with. Being in the trades all my life I have pretty high standards for the work I want done on my house and they've met and exceeded all of them so far. The project manager was also the most straightforward with the work he felt that needed to be done and came with the most reasonable price out of all the other contractors we talked to as well. Not only that, after chopping it up with him for a while the other day, it turns out that he's the uncle of my best friend that I've had since childhood. Anyone that's had to deal with major home building or repairs knows how hard it is to find good people for the work, and me and the wife are super glad that we landed someone that we feel so comfortable with having around while all this is going on.

I need some ideas for mancave furniture. The room is Mystique blue, same color as ol girl from the comic books. Initially I was thinking cognac or caramel brown furniture but now I'm thinking of black or grey as well. I like modern but also want whatever I get to be comfortable so maybe a recliner? I'm stuck brehs.

Damn. Is the cost of living low in your area or something? Or did you save up for a long time?

Can't imagine doing that here in the DC area. If I buy I want to do 20% but for what I might want, 10% will have to do for me.

Saved for a very long time and it was a cheap foreclosure. I wouldnt have been able to put more money down regardless of property price.

Cost of living in my state is pretty high but my town isnt bad. About average mill rate and I dont spend much. When I had a roommate, his rent covered more than my mortgage. Downside is I have an HOA.

If you are deciding between 15 and 30 year mortgage I'd suggest doing the 30. It provides a safety net in case you come into hard times and if things are going well you can probably just pay extra on principal whenever you want to lessen the blow of interest.

I've said it before but I'll say it again..paying extra on principal gives a better return than the stock market unless you go big and hit on risky plays. There are calculators online which will tell you how much you would save over the life of the mortgage with extra payments.

Pulled back a bunch more stucco because the rot kept extending further and further, so me and my wife decided to go with a contractor to do the work. Her father works as a manager at an apartment complex and brought over a pair of very knowledgable older black dudes that he's been working with for a number of years now. They agreed to letting me do the demolition and disposal aspect, along with handling supply runs in order to save us some money. I think her dad is also going to work on getting us a better price by offering them additional contracts at his site in return for hooking us up. Super grateful for everyone coming together for us to get this done before the rainy season starts. Additionally excited about finally getting around to getting a proper paint job on this house after living with such a bad one all these years lol.

I’m going to need Ethernet in my study on the first floor and bedroom and my spare bedroom which will be upstairs, is it relatively easy to do this? I’ve only had it done in a ranch style home. I’m going with spectrum.

If all the rooms you mentioned are on the same circuit breaker, you can use a powerline adapter which turns your electrical wiring into an ethernet line as well
