Anyone stain a deck...? Damn it's a lot of steps...

Gonna put that shyt off until next spring...

I did mine and skipped steps (mainly power washing it really well and giving it extra coats) and as expected it looked like shyt by the end of the fall. don't skip steps and make sure to give it extra coats

anyone have a backyard that doesn't grow grass? I've tried myself over the last few years with no success. So my only option imo at this point would be to use sod and am almost certain that won't work for various reasons (I have 2 large dogs)

I've already turned half my yard into a garden, thinking what to do with the other half

Keeping my overhead low, and my understand high
I'm in Missouri. Middle of nowhere Missouri to be exact. An hour and 15 mins from Kansas City. I paid $117K
interesting...as an outsider I'd worry about being able to rent something out that's in the "middle of nowhere"

if you have market knowledge you should take advantage of those cheap multi-familes

I'm close to an Air Force base. People always coming and going out of here.

Got some work to do brehs:francis:

Change a couple locks
Put up new mailboxes
Extend the gutters away from the edge of the foundation
Sweep
Gonna powerwash the crib
Some light gardening work

Plus some other shyt. I look forward to it though. :ehh:..I'm not going to be the one that causes the property value to go down or have the shytty looking house

What the market looking like in the next 10?

10 can’t call that far but now it’s def a buyers market, I watch listings regularly and throughout the Northern NJ area I’m seeing a lot of owners repricing (lower) damn near within a week of putting up their listings. Allegedly a lot of people are trying to leave Jersey, doesn’t help we have among the highest prop taxes in the country.
