As for OP's maps, those prices are way outta wack, especially places like McLean, VA where the median family income is around $150,000+ per year. Hell, that whole Silver Line section they mention is in Fairfax County which is one of the highest income counties in the nation. No way in hell you gonna find an $800 spot out there.



Anacostia is on their radar due to the simple fact that that area is near the water and the nice views of the city up on the hills.

Barry Farm is already on its way out the door in the name of "redevelopment".

Homes are being built just for them. House around the corner is going for $380k. My house was purchased for a full $100k+ less.

I always wondered, if they wanted to bring yts into the city so bad why not make Virginia give back Alexandria? I don't want to look at gentrification as only a negative thing though, it's just that the Black people with the means to influence this phenomenon aren't doing so. shyt's fukked up, losing a place in the city which is the center of influence in exchange for living outside of the city in a quiet suburb. It's like a modern day hoodwink.

You can't find an apartment period in the DC area for under $1,000 unless you're living in the projects

You can find 800-900 outside of DC. Only place in DC that got them prices is the hood.

only way black people would keep it black, is to get money and buy in early

it's not some magical thing that happens


white people start buying hood homes, fixing them up while not living there, waiting for more and more people to move, till they can buy them all

then they call the police on the daily, get nikkas arrested and locked up and a police presence.. which raises value... THEN they move in





black people can do the same thing.... they don't

there's only a limited amount of land on earth and a growing number of people... NOTHING is worth more than land in the long run

we'd best to realize that instead of worrying about RENTING someone else's land

I'd be a Forrest glen ass nikka, I pay $800 now for 1400sqft
used to live right behind that station and it's not nearly that cheap

it was 1200 for a 2 bedroom tho, but i got that on a steal, i think someone was murdered in that apt or something and they were desperate to get someone in there

Where the fukk in Greenbelt, Glenmont, Wheaton, and Shady Grove are apartments that low? :childplease: Even for a studio, they need to add a few hundred more for the avg apt in those places.
Real sh!t. I live in Wheaton, right by the train station, and rent damn sure is 1300+ round heya. Maybe those prices are from before they started flipping this area. I dunno.

You can find barely affordable stuff around Shaw-Petworth, but it's hard as fukk. Only truly affordable apartments in DC are in Southeast and Northeast but cacs are quickly gentrifying those areas too. Right now is prolly the best time to move into places like Anacostia and Deanwood before too many cacs move in and price the regular folks out.

Man 10 years ago, nobody would dare suggest Anacostia....but I would actually say you are right....

Even those wack-Arnold apartments in Falls Church cost 1,200. Something nice is 1.5k to 2.4k. They must be talking about being a roommate is 1.2k. I am back in VA(Fairfax Co) after nearly a yr in Bowie. Nothing is that cheap, even the below average shyt.

I know some of ya'll got deals but most places are too expensive.
