This is a metric I found on sprawl https://smartgrowthamerica.org/app/uploads/2016/08/measuring-sprawl-2014.pdf

DC is in the 90s, the A is in the 200s out 220 or so metros.

The A has a lot of unused space mainly because we don't have the level of transit a place like the DMV has....but that also raises the upside whenever it does get expanded.

I never like how they connect West VA :hhh:and other counties that have nothing to do with our definition of the DMV, but I understand why. Only time I've ever met someone from west va here, was when I worked at northam Grumman and they had a 2 hr commute. For argument sake, would need more and updated data :yeshrug:. Nearby counties that were garbage like prince William has been on the up and up plenty of development in the past 10 years and it's only gonna get better if metro expanded its service to towns like Woodbridge.

Can't really speak on Atlanta, cause I've never been :yeshrug:

Waldorf is weird. Like it's close enough but when you're actually there, it's really like another world. By far the least frequented place I've visit in my 14 years here

Takeaway :

Any artist out there that want to be an artist and want to stay a star, and don’t have to worry about the executive producer trying to be all in the videos, all on the record, dancing… come to the DMV

Minnesota isn't a bad place to live at all. It's just predominantly white. Im not sure why we don't get more black professionals to move here. Especially from Chicago. We got a bunch of people from Chicago here. But most come here for the benefits aka the food stamps and other assistance programs. or just to get away from the crime of Chicago. If you're married with kids, or just trying to save money and establish yourself in your career. You can come out here . One of the biggest problems is the income gap between blacks and whites. In 2015, blacks earned $30,000 while whites earned $67,000. we also have the one of the biggest unemployment gaps between blacks and whites.

Pros.
1. Shopping. Mall of America and other malls
2. Quality of Life
3. Clean- you can actually drink the water here.
4. Safe- in most areas.
5. Open enrollment for schools- your kids don't have to live in the district you live in
6. Economy- Target, best buy, United health, General Mills are just some of the fortune 500 companies here
7. Great state for schools
8. Ranked number one for the best parks. (again if you have kids)

cons
1. majority white
2. no black presence- no hbcu's. no black strip clubs. We got Auggie's but it sucks. Not a lot of soul food or jamaican spots, not a lot of black owned businesses.
3. Most expensive state for daycare
4. Long and cold winters. Im talking negative temperatures
5. Lack of r and b concerts. I love r and b. So when artists like Teedra Moses or the Internet go on tour, it's never here. WE didn't get the Xscape tour either.
6. Isolated from other cities- not like the east coast where u can go from PHilly to new york or dc.

sounds like Minneapolis/st paul except for the weather part
I was about to bring up Minneapolis and your right Denver is just like it

but your winters are WORSE than new englands. it can be 25 degree over here and over there it will be 3 degrees. I'm good on that.

I'm trying to make my way to Houston. Upon my research, I was surprised to say the least. More progressive than I thought.

I'm thinking about transferring from Cleveland to Dallas. This might push me to do it.

Everywhere...You never there.
1) Raleigh (fukk Charlotte though I heard they strongly team :mjpls:).

I just think that comes from folks thinking they’re gonna go to Charlotte and hustle from out the mud and come up heavy... Nah... you can try but you’re not gonna be able to get it anywhere close to like you would in a larger metro with a sizeable black population ...

Charlotte is white collar. Business centric. But if you’re black with professional credentials you should be fine .

Pseudo professional hustles that are quasi entrepreneurial can jump off too... namely real estate, bondsman, insurance, licensed independent salesperson for a company, contractor, etc... if your work ethic is strong, the potential network is definitely there

I was just thinking that Minny is an untapped gem. It’s probably cold as fukk up there tho.

I feel as if Miami is heavily slept on but can be a cheat code if your black and have your shyt together.

And by together i mean have a clear career path and education to match. Coming from nyc the COL is better, the weather is better, the woman are :banderas:. Yeah i know the cubans run miami but if you dont mind them its lit. Miami has a brain drain and a lot of flaky people so if your educated you can eat.
You’re right but I’m talking Miami overall.
