Nas and Jay run different races. It has nothing to do with "staying high 24/7" which might be the most ridiculous statement ever, or luck (which undermines the amount work put in by both artists) or anything other than personal preferences.
Nas came in as the second coming of Rakim. A student of Tragedy, MC Shan, Krs-One, and Kool G. Rap. Nas is and always will remain an artists artist. He cares mostly about the craft. He loves making money as well, and has made several successful business moves (Steve Stoute said Nas was an early success in Real Estate) but he has always prioritized the music as number 1
Hov came into the industry as a business man because every big label was sleeping on him. Him, Dame, and Biggs formed like Voltron and had the business down FLAT from day 1. Jay cares about the music as well, but from his own mouth he "Dumbed down his lyrics to double his dollars" so we know he prioritized wealth over art at ONE POINT ( obviously not overall) Jay probably spent as much time perfecting his business acumen as Nas did perfecting his lyricism.
Nas did the smartest thing possible for someone of his ilk. Focused on making classic music so that his reputation as an artist is pretty much bullet proof, then he got with someone young and hungry like Anthony Selah, who grew up inspired by Nas and will do anything to protect his legacy. Anthony goes HARD for Nas and that allows Nas to make great investments and start his own investment firm.
So as a businessman Jay is more successful because he came in the game making that a part of his plan. Jungle once said that Nas didn't even know if he'd make it past Illmatic, that he just wanted to make enough money to put some away for a rainy day. Nas was blessed with having MC Serch (who got him the best deal an artist at Columbia could get at the time) and Steve Stoute early in his career to look out until business was something he wanted to focus on. Jay was blessed with having fellow hustlers like Dame and Biggs in his corner who never took their foot off the pedal
Simple, in the beginning of their careers Nas focused on his music more than Jay Z. Nas was known to have an apartment in Long Island full of notebooks of rhymes. He lived it. Hence his quote "I only need One Mic" and his other song named "Book of Rhymes"
Jay on the other hand focused on both business and rap from day one, starting up his own label with Dame and Biggs, and continuing his business success with Def Jam/Roc Nation and other ventures
Now in the present day you see Nas more focused as more of a business man, and he's very successful at it. I think he'll be $100 mill in net worth eventually with all his investments
