Man people should have seen that coming. I tell you back in like 2003/04 I worked at the exchange with a few folks who were moving from Astoria and Sheepshead bay out there. One time they invited me to a block party and there were nothing but white folks for miles. I kid you not. Not one brother which was odd because in NYC most places, I dont care how white, you will find a colored person.

Needless to say my first indication that the surrounding areas in the Rockaways would be gentrified because my friends who moved there were gay. Realtors and speculators alike know that if gay people are moving into your area, you are prime for gentrification.

Isn't Rockaway primarily Irish Americans and Jews? I believe Far Rockaway is predominantly AA.

Ok I missed that part, but yeah it is somewhat slower in the South. The eastside of Austin, TX is on the radar too right now. I don't know if its a loss or if we are just being pushed the suburbs, which has its own issues.


Yea... its a 15 min, or less, drive from there to downtown/UT.... My Grandma lived on the eastside (webberville rd next to TCs night club) so I can see why it is desirable...

I've heard the same thing said......literally have heard young 20-something white people say this outright, in a laughingly non-chalant way, like they know the gentrification formula....:dwillhuh:..gays, then the artsy types and it won't be long till the white chick jogging down the street with her dog is on the way...

Yup...it's the intermediate areas (beach 102nd -80s and along the boardwalk) that are changing RAPIDLY...sandy set us back pretty heavily but it really started happening around summer 2011... This summer is gonna b crazy w all the new development....grew up there my whole life, and while there's always been nice residential areas, the neighborhood has always been run down...all of a sudden a couple fags from Williamsburg discover the beach and BOOM! gentrification ....the streets that were all fukked up and abandoned storefronts are now all suddenly re done within a year with new businesses opening left and right...it's not even technically in the "black" part of town cuz there's a lot of white trash out here in assisted living facilities/SROs ...I'm conflicted bcuz I hate that it's ppl from outside the community bringin the money in but I also like that I have more than 3 choices in terms of places to eat/drink

Yeah it's been Lowkey happening for a minute but it's in overdrive now...the problem is there's no convenient method of transportation, it's far from the city, and there WAS no good good options...that's all changing now....the thing is it dies in the winter but in the summertime, Rockaway is by far one of the best kept secrets in NY...our bar/drinking/beach scene is unfukkwittable

Not True. Atlanta, Houston, Dallas, New Orleans, Miami, San Francisco, Oakland, and other cities are having this same thing occur in their inner cities.

Type in "City Name" + "Gentrification"
I can def vouch for Oakland and SF. The "poor" rich whites in SF are gentrifying Oakland. And the rich rich whites are just gentrifying SF.

East NY and other areas as such are tricky because the new developments have to be able to have a demand to support the high rents. I wouldnt be so gung ho on out there being gentrified just yet. Transportation to Manhattan and other areas are key and although ENY has some trains, the distance to the city is far too great for anything to occur too quickly out there. I think of the speculation when it comes to those areas as classic ponzi "pump and dump" schemes. Get enough people to think out there is next, people begin a buying frenzy and then the bottom falls out.

On the other hand, the L from Broadway Junction or Atlantic Avenue will have you on 14th Street in less than a half hour. Even coming from New Lots Avenue on the L, the ride to the city is about 30 - 35 minutes. About 35 minutes on the A from Broadway Junction will have you in Midtown.

No, it's not as quick a ride as it is from Bushwick or Bed-Stuy, but it's not a huge difference in terms of travel time either.

That's all true but if they do all this building they set out to in ENY are they going to be able to operate the mta on the scale necessary to support the development?
The last 3 years I've lived more or less in the same spot and can take the 3 or the A or and each year the trains become more infrequent and more packed.
I've heard this is because peoples work schedules have changed in recent years and I've also read that the cities population has hit the point they projected we would be at 5-10 years from now.

The MTA is constantly demanding more funding and raising rates to play catch up, I'm worried we're setting ourselves up for disaster.

I mean to keep it all the way 100, I have had tenants, black both times. They would say it's just two of them living in the 1bdr apartment and when I come to fix something it's more like 6 people living there. Not to mention the wear and tear on the place from 6 people living there is a losing investment. That isn't saying that these are bad people, but their economic choices/situations force them to survive using these tactics. Whites can afford to pay the higher rent and not blink due to a multitude of factors but when it comes down to it, their networks allow for advantage of greater resources where ours do not.

Of course. Might not mind seeing a black person once an awhile, but don't want to live near any.

I've said this before... blacks really have no future outside of the south. This shyt is happening in every city outside of the south. Even happening in my hometown.

Their going to push black people to the suburbs and rural areas. Once outside the cities with no resources, they will be totally completely forgotten about. And with all those hardcore drugs rocking the shyt out of the whites in the subs/rural places.... bad position to be in.

Best just to take the money, move down south, and take it over.
Why down south though? Some of us don't want to live around goddamn racist white people hanging confederate flags anywhere and everywhere....

Like I'll just say it...maybe a certain type of black person would enjoy the south but for me...I just don't see it. I moved here to nyc because of the diversity and the fact that there were more Africans and west Indians here alongside African Americans. I couldn't adjust to the culture there....I'd just would rather move somewhere outside of America instead of trying to give this place too many more chances.
