My NYC Black Folk......Gentrification

It's starting already. I live in East Orange now and my building is full of older white folks and middle aged white dudes (probably recent divorcees). It's not just by the PATH, by NJ Transit as well. They're looking for anywhere with convenient access to Manhattan. Newark will be way different in 5 years but I heard the developers aren't looking to do anything past Bergen St.
Greater Newark would be a great place for blacks to tri state blacks to congregate but I fear Latinos and whites will take it over. Plenty of middle class blacks there and in central jersey too

Sunset park. And the property taxes are pretty average. It isnt high like Bay Ridge,Boro Park or Park Slope but it is pretty hefty.

What is the average per quarter?

What Philly looking like? Its the only city in the northeast that's black population increased

I live in Philly. What do you wanna know?

I read an article that said that because of rising real Estate prices the rest of nyc's industry will suffer, because people won't be able to afford to go out. I'm hoping this happens, and prices are forced to go down. And I work in real estate.

How is it for blacks? I know that it's cheap but what's the job market looking like? Rent,safety, black middle class, police brutality, black entrepreneurship rates,diversity etc. and maybe why philly's black population grew while every other city's shrunk

Gentrification hasn't really taken hold yet, so properties are relatively cheap out here at the moment and with the city building new condos and shopping centers in Center City, property is only gonna get more expensive in the years to come. At the moment the City is nearly broke and bankrupt and can barely pay teachers and other government employees. But if you work in Tech,healthcare,business, accounting etc then your almost guaranteed a job. Not to mention countless schools are closing across the city. But there is a huge African American and Caribbean population out here with a rising a middle class. There's plenty of black businesses here and plenty of Black suburban neighborhoods to live where you won't have to look over your shoulder.Center City, Mt Airy, Chestnut Hill, Abington, Cheltenham, Wynnfield (By St. Joe's U), and East Falls are all great neighborhoods with a Black middle class. The women are cool and the nightlife could be better but you def won't be bored out here. There's alot of shyt to do. Only slight against it is that places do close early. You'll find some spots open past 3 but it ain't many. And you're also 2 hours from NYC, DC, and the shore if you wanna get away.

But the racism here is still a bit heavy though. The Irish and Italians run things here in the city and the police have a history of fukking with Black people out here. If you moved out here, I think you would like it and wouldn't have any problems. I wanted to move awhile ago, but I love this city and the people here and could honestly see myself settling here long term.



You should looking into buy foreclosed homes down there mainly in Delaware county PA.

I know, but I'm from NYC (The Bronx in particular) and always wanted to own property out there.

Why did you leave to Philly? School? Cheaper cost of living?

My mom moved us of NYC when I was in high school so I didn't really have a choice. We moved to South Jersey and I ended up finishing high school and going to College down here and I eventually settled in Philly. I always go back home to see family and friends so it's like I never left.

I live in jamaica.... There's ALOT of black homeowners here...

They probably want in because it's close to the LIRR and transport hubs such as the E&F trains...

I read that the city will subsidize lirr within city limits
