Again I’m reaching here but could it also be less Black people? Where did all the Black people go?

Black people are still in the area but they moving out to NOVA and Charles County. It's not really less Black people because for the entire DMV, the Black population is actually growing.

I remember when Waldorf was considered way out in the country now it’s super built up

Yep and a few years, they will find a place even further out and build that up. It's already starting to happen with La Plata

Yeah La Plata and Pomunkey used to be country ( some parts still is) but I remember visiting someone out there and there was an outhouse at the house not a toilet.
I hit a deer out there with no damage to my car recently
