I agree that this should be taken into account. But by the same token, the difference in rent vs mortgage payments+interest+maintenance costs could have been put in the market every month for decades. So that opportunity cost should also be taken into account...

In Houston you can get a apt in a nice area (good schools) for 2k 2.5k. A house in the same area is 500k or more. So yes the op is right even in "cheap" metros

My wife and I were considering moving out there when she was making $200k and I was making $150k and we just decided to stay here and fly out there or visit her parents in Florida when we wanted sunshine and beaches, because a nice place was at least two million dollars, and it would be insane to be making that much but still paying so much for a basic house that was still nice.
