For starters, a rural neighborhood or area isnt necessarily run down by virtue of it being rural. Secondly, the characterization of rich black people moving into PG replacing rural whites is nonsense... While PG has a sizeable black upper and middle class, there is no evidence to suggest that they moved in to the neighborhood after they acquired their relative wealth. PG has historically alwaysnhad a black population

PG has historically had Black residents yes, however that may not have been any different from the historical presence of Blacks in Montgomery County which is undoubtedly a much whiter country than PG is. I think the recent rise of the upper/middle class Blacks in PGC might have more to do with the added opportunities given to Black people with things like affirmative actions, etc etc. At least in the case of Fort Washington, a great deal of the residents are government employees or military. There are others like entrepreneurs, professors, law enforcement, and various media personalities. But as I was told by a long time resident, Ft. Washington was much more white in the 70s and 80s and you still see quite a few of those old white residents today. Hell, at one point Anacostia was a white neighborhood and that's one of the Blackest parts of D.C.(not for long tho...) so gentrification has much oddities that come with it.

For the most part though I agree, my suggesting that PG's rise in affluent Blacks may have to do with increased opportunities is merely an assumption based on the Black people I tend to encounter. For a lot of Black people in the area, getting a good job and a house in PG or Mo County is the stamp of success.

I have a really, really hard time believing cacs gonna run Dominicans out the Heights :damn:

the heights is about what, 80% dominican? imo i can see it being 50% within 10 yrs, which i don't think is bad. the heights will always hold it's strong dominican presence. if i were to move back to ny, heights would be the only place i would be interested in moving.



the bx is gonna be interesting especially the south. im curious to see if any developments will be done. i told my aunts and uncles if a chipotle, red lobster or some store open on morris ave and they start selling kale chips and organic mayonnaise :dead: they might have to get the fuk outta there.

They have Chipotle, Starbucks and Best Buy now on Fordham.

and even with all them modifications , fordham still be getting it popping :russ: , I just don't see BX getting gentrified I deadass can't imagine it , too much projects for that to ever happen .

We don't have much of a choice in the matter, many are being priced out. My mom is the only Dominican on her floor in the building now.

It's happen and it's happening quick.

And not to mention the distance. At least. Brooklyn and Harlem have direct access to Midtown and Downtown Manhattan with rides as short as 10 minutes away. With BX it could easily take up to 30 minutes to an hour on the B, D, 4,5,6,2 lines train to get to the same place.

40504 in Lexington, KY is one that comes to mind. I lived in that zip code for years. I don't know the history of Merrick, NY, but I would assume that there has to be a nice back story as to how that neighborhood developed.

There has to be several others in this country, the problem is that you are looking at the north-east bubble. I've already explained why its next to impossible to really have a chance to own in our lifetimes.

It doesn't surprise me that there's demand for Washington Heights/Inwood, that always seemed like a cool section of Manhattan to me

I was in BedStuy Last month around Dekalb and Nostrand and there were a lot of cacs out late around midnight like it was nothing. Saw a couple of those bike rental stations too. Still certain spots that are untouched by Gentrification, but most neighborhoods are going to eventually see some signs gentrification.
