City of Hyattsville comin up major in the next 2-3 years. the first Whole foods in pg county opening up there next year. purple line station in riverdale park. plus all the development college park is trying to do now, that whole Route 1 corridor is gonna blow. from college park all the way down to mt. rainier and you only a 15 minute ride down RI ave. into downtown dc :banderas:
nikkas on the coli was roasting me saying I don't live in DMV because I have money to go to wholefoods. That I must be white cause I can afford to buy organic food.

not at all bruh. the price is very fair. these exact same townhome floorplans are going for 700-800k in Brookland and 900k+ in Mosaic district fairfax. you're within a mile of two metro stops, 15 mins into downtown DC, and it's a very walkable area with plenty of amenities. It's like a smaller downtown silver spring. they are probably underpriced actually. you are not going to find that type of neighborhood that close to dc for <500k anywhere in the dc area. luckily hyattsville still has that "PG is bad" stigma attached to it so it kept prices down but that'll be gone within a few years

I don't care for shopping at whole foods. the hot bar is nice for lunch tho. but it's the other high quality retail stores that follow wherever a whole foods opens up. plus the value of homes around a trader joes/whole foods typically appreciate much quicker

Everything you said in the post is exactly how I feel .

Buy yourself a home near the Tanger outlets around the National Harbor. You can get an older single family property there in the upper 2s low 3s. The benefit is the new townhomes being built 3 blocks away are running at 800k. They will drop and your property will skyrocket about 100k in the next 5 years. There is a new MGM scheduled to open summer '17. There will be more casinos and nightlife which might be a turnoff but you should be far enough away that you won't hear all the hoopla, but you will have to deal with the Woodrow Wilson local lanes traffic :sadcam:

Yea, I'm considering Ft Washington. Have you been out there during rush hour? One way in, one way out.

I have a single family property 5 mins from downtown silver spring, 20 from downtown DC for under 400k. I say all those town homes are way overpriced. They're selling 800k towers in glenmont :snoop:

I didn't mention wholefoods because of comparing the best store to shop. I'm talking about how the coli said I wasn't black because I go to wholefoods instead of save a lot.

I laugh at people saying arts district when art isn't related to the housing over there. No real artist even has the money to afford that housing over there. If I'm shopping for housing, I'm not going to spend 400+ for a town home that is connected to other homes on both sides. I'm going to get a house with a yard and fence that goes around the entire house. I don't want to be spending 400+ and I can hear whats going on next door because a single wall is separating my house from the neighbors.

Im not spending that type of money if my home is connected to other homes on both sides. The area is not anything like downtown silver spring :mjlol:. But ok breh, nothing is stopping you from buying a home. I can choose what I find valuable or not.

where did you end up buying in the city? I was looking real heavy in Historic Anacostia but there was very very little inventory on the market for the past few months. I prolly could've held out another month or two to wait for a deal to pop up the way these interest rates have been low as fukk all summer.

I'm over in Fort Davis. Its pretty much the suburbs in the city.
