Maybe I'm mistake, correct me if I'm wrong but isn't Houston spread out with tons of suburban type single family households/neighborhoods plus on top of that they have no zoning restrictions? I get an inner city that's close to a downtown, metro stops, sporting venues, restaurants, theaters, etc. But how do you gentrify sprawl?

It most definitely is a textbook definition of urban sprawl..but there are still areas that can easily access downtown and most of the other interesting areas of the city that have not been gentrified yet
