Brehs I might have a slight change in plans :patrice: might buy a crib in Miami gardens instead of downtown hollywood. Somebody put me on to that area.... Is it nice? Schools? things to do near by? How far from the beach ect.....Its a gorgeous crib near sunlife stadium :wow:just some real nice playa shyt 4/2 with a garage and pool, big back yard.

As far as I know, it's not that good of an area but i guess it depends where in Miami gardens. Most of Miami gardens is the hood, but there are some nice areas. From the looks of it, you'll be near 27th avenue. I imagine east of it in that neighborhood. Hopefully in the Scott Lake area. Miami Gardens is a high crime area. Especially around 27th to 37th. They got some projects near there and the area around cc high always had a bad rep. I remember always hearing about the Walgreens on 37th getting held up but haven't heard anything about them lately. These days they hitting up stores overnight instead for the pain pills and codeine. That's real big now. But i believe the violent crime rate has been going down. Still gotta be careful out there. I imagine robberies to be the most frequent crimes. That or the new credit card/identify theft game. But I think the crime is moving North to broward lately. I know they're closing down the Carolmart and building something new. So I don't know if that's the start of a gentrification or what.

It's mostly black with some Spanish. Not too many whites. I think the Spanish are more west towards 57th. As far as schools, I only know Carol city high. Seems like your typical hood school but i haven't heard much as far as it being overly dangerous. And that don't matter cuz things might change by the time you have kids that age.

Not much to do in that area except for the stadium and calder. And even still, there are better spots. The hard rock isn't too far away. The beach is still about twenty minutes away depending on whether it's hollywood or south beach a bit further. I don't know where you're at now so I can't compare the two areas as far as things to do. Plus I usually just go in that area for food related purposes. But I mostly stay a bit west near 67th and 57th. Never had any issues out there. Even when I've done some work out there. They got the usual food spots. Fast food, there's a nice crab spot out there, they got a church's and Popeyes, there's a checkers on 27th. As far as fancy restaurants, I don't recall any. Most folks come up north to broward to do their shopping and dining if they can afford it. Especially since it's right on the county line plus the taxes are cheaper. You don't look to be far from any highways but of course you still gotta drive like anywhere in South Florida.

Know a bit about hollywood but not much to compare. I'd imagine it's nicer than Miami gardens but i guess it depends on your budget and the housing costs. Pricing going up lately. Plus with all the highway construction and the plans to build that new mall, it may get worse.

As long as you're around Sunlife Stadium, you good. There's real nice areas around that way. Is it off of 27th Ave/University Drive? You know the closer you are to the main road, the nicer the places but then the most expensive too.

Beach is the opposite direction, on the east side.

Oh... forgot to mention... property taxes in Miami Gardens / Carol City are high as hell(compared to unincorporated Dade) now but the city does have a lot of amenities and programs...gotta go to their site for that

If you move around sun life stadium area, Ives dairy rd or close to county line area, you should be good. Those areas are very chill and peaceful.
