That would almost be paying for another small fixer upper house in closing costs . Nah.

Especially when you negotiate with the seller to try to eat as much in closing as possible ... homie must be including his down payment in CC which is really a separate matter .


Closing costs are generally no more than 10 percent (that's on the high end) of sell price for your standard lower middle to middle class home ... it would take nearly a million dollar home to warrant that kinda closing cost that doesn't include a down payment in that cost.

That's why I asked about square footage and his loan type . If it's taking 71k to close these days then I might keep the little square footage I have lol.

Again I can understand if he's not a first time homebuyer and included his down payment in there ... which would seem to be a really nice down payment too :leon:

Not everyone lives in an area where a fixer upper is $71k, but I feel what you're saying. He could have a million dollar crib for all we know. I've seen two bedrooms overlooking a shytty ass beach sell for that much.

the photo of the house he posted looks nice, but it's far from a million dollar crib, Rawtid. C'mon now. Let's be reality.

Here's another way to look at it... there are so many variables that go into market price, but the optics of that house say 200k-300k. Fukk it I'll even go to 350k because of photo angle I can't gauge acreage and what's around it...

even at 350k paying 71K in CC only would be 20 percent of the sales price... with no equity built up. He's already waaaaaay upside down before he makes one mortgage payment. If a real estate agent even tried to brokered some shyt like that I'd report him/her to the licensing board.


And of course beachfront property is gonna go for insane prices regardless of condition. I'd love to get beachfront one day. :to:

Word. I can see why she loves it. Aside from a kid, nothing makes you feel super grown and pressured like coppin' a crib and making sure you keep that note paid on time. :wow:

Lol you can't determine a homes value based on a pic without knowing the location. APARTMENTS in NY go for 1 million plus and you're talking 3 bedrooms if you're lucky. The same in Boston and California.

But again I don't disagree with what you're saying, I just don't have enough variables to make a conclusion.

I acknowledged there are so many variables that go in to home prices (and appraisals, too)... but a house with those apparent, visible specs is not in a market that would command a million dollar price tag (e.g. LA, NYC, San Fran)... you can look at the design and architecture and tell that it's not consistent with house designs that go for seven figures in those pricey markets. :smh:

I have enough to say that 71K closing costs (without including down payment) on that house doesn't make sense.

For those that want home automation I have wired my home lights and entertainment center to Amazon Alexa. Everything is now controlled with voice command in my house as if I have my own personal Jarvis. It trips people out that I no longer have to touch any light switches or tv/sound system/cable remotes

I heard the insurance on many beach front properties is crazy. Especially in areas like Florida where its high risk for flooding.

My first house was near the beach and my flood ins was like 60-70 bucks more a month. It wasnt horrible, my property taxes were ridiculous though :francis:

It is... Florida is starting to implement some safeguards to try to combat it like "smart hills" and barriers and raising streets... Still a risky investment. You gotta have the doe of course and the mental make up to understand your seven figure investment has a stronger likelihood to get wiped out than inland properties. :wow:

I was pricing beach properties off the coast of NC a few months ago during a visit... maaaaaaaan, those agents eatin' man.
